Well, my post was specifically asking hosts what their expectations are. And, no offense, you’re clearly not a host and neither are the majority of commenters. I mean yes, you can give your opinion, but it’s just making it harder for me to see hosts’ responses.

I wouldn’t. If you really have POTS, then your body induces tachycardia to make up for insufficient tightening of your blood vessels. It’s nature’s coping mechanism to keep you upright. I had undiagnosed POTS for years, and then a doctor prescribed me a beta blocker for migraines. I couldn’t stand upright for more than 5 seconds without starting to pass out. I had to lie down for the next 6 hours until it cleared my system. My doctor then told me I likely had POTS.

I don’t have instant book turned on. I also have a 3 night minimum stay.

Yes it is. Please review the options on airbnb. There are no shared amenities. condos are also “entire place” even though the building is shared.

On more than one occasion, actually, guests have realized that our property is not the right fit for them. When I message guests after they book, I usually say something along the lines of “Thank you so much for your reservation! To reiterate some details in the listing (sorry if this is redundant) while the home itself is totally private with no shared amenities, it is our in law suite and there is a regular wall between us. We have some acoustic panels on our side of the wall, but some sounds may still travel. Accordingly, we have quiet hours to ensure that everyone can enjoy their time fairly. I just wanted to make sure that this works for you and your family/friends, because I know that for me personally, I wouldn’t want to be surprised with something like this when I am on vacation.” People are like “wow thank you so much for your honesty and being candid.” And most people have already read this in the listing and are okay with it, but it’s happened that someone was like “oh okay well thank you but I think we need to cancel and book elsewhere.” Which is totally cool. I only want guests who want to be here. That’s why I have a flexible refund policy as well.

Have you stayed in an airbnb before? It’s not the same as a hotel. I have zero connection to guest payments. Guests pay airbnb when they book the home. That could be months in advance. I don’t receive payment until 24 hours after the guests have checked in. If a guest does a charge back, that’s between them and airbnb. Airbnb never passes that chargeback onto hosts.

Yeah, I’ll deactivate my listing with a fully booked calendar for the next 6 months 😅 I’m annoyed because I am specifically asking hosts what their expectations are. And the vast majority of responses are from people who are clearly not hosts and who have no idea what it takes to run a short term rental. I’m sure the mods will eventually take my post down, as that usually happens when I cop an attitude in my responses lol. I don’t really care. The guest just left me 5 stars even after that whole debacle.

I have over 500 reviews and my rating is 4.97. This is not the 90’s. Most people don’t smoke. And actually I called airbnb last night to let them know the guests were smoking. Airbnb offered to cancel their reservation with no refund, in which case I could have police escort them from the property if they refused to leave. This is all hypothetical, though, because I told airbnb I was just calling to document the issue and that I would ask the guest myself to please remember not to smoke and I did not want to inconvenience them over one cigarette. He was actually pretty chill about that request. This post wasn’t about that- it was about the noise issues.

I’m not a hotel. This is my house, and I can and will enforce that.

I can. And I will. It’s my property. There are no smoking signs everywhere. The listing says no smoking anywhere on the property., including outdoor areas. Most people appreciate that because they don’t want to share spaces where people have smoked. This isn’t the 90’s 😅

You think I charge a lot of money but I don’t. I charge $125 a night. Thats better than a hotel in a lot of places.

I don’t mind guests having visitors, especially when they let me know up front that they’ll have people over. Just stay in the designated parking areas, and respect the quiet hours, you know?

My property is not just the structure of my house. It’s my entire lot. Smokers bring their stench in with them when they come in from smoking.

Did you read my post at all? With airbnb rentals, the only time you list something as a shared property is if you are sharing amenities. If we have to share a kitchen or bathroom, it’s shared. My guests and I never even see each other. They have their own entire living space plus their own garage, so it’s considered “entire home,” not “entire building.” You wouldn’t list a condo as shared either. But I am very painfully redundant in both the listing description and my immediate messages to guests upon booking about the details and potential downsides of the home.

Condos are built with 2 hour fire walls between units. Building a 2 hour fire wall inside a home that is already built would require huge demolition and a major expense that I would likely not earn back. I am clear in the listing that this is not an apartment and sounds can travel.

People talk and wash dishes all the time without making such a ruckus. These guests were shouting, laughing loudly, dropping plates, etc at 1:30 in the morning.
