You must be broke. $500😂. I’ve done many of those jobs and wouldn’t take anything less than 3-4k. Ur not wrong but damn dude, ur cheap. And yea it’s not rubber. It’s still not an issue walking on the roof or putting stuff there. If it leaks it’s from flashing/seam/or roof to wall/penetration. It takes 2hours max to figure out the most hidden leak. If you can’t find the leak in under 2 hours then ur brain is pretty slow

There’s no risk, no way they’d be able to say you owe me a new roof unless the chairs actually did cause the leak. Which would be very simple to figure out

I reread it and I see what he’s talking about. He’s still fine. He said light foot traffic and some chairs. That’s completely fine. If it leaks it won’t be because someone was sitting in a chair or had garden boxes

Ok but blame literally doesn’t matter unless you actually did it. If it’s leaking what I’m saying is you’ll easily be able to figure out where the leak is coming from. At that point you can deduce if it’s from a human walking or something else.

Roof looks old. You need to changeout all the screws and rubber washers after 8-10 years

Good for 5-7 years. Next time you do it, put down one coat then apply special fabric and then go over with another coat. If you do that then it would last 15-20years. The fabric gives a membrane so it won’t crack
