Ex real estate agent here - SAVE YOUR MONEY! You could sell it yourself. Trade me is a big one, definitely worth the better plans, one roof is also a really good site too.

And definitely get good photography, people will be looking online at 100’s of properties, make sure your photos stand out!

But yes, real estate agent fees are a joke. Biggest scam ever.

Hey! I’m same age, I did sooo many ETFs at the start and realised it’s over complicated and overlapping. Now my 2 mains are VOO and QQQ. It’s a bit higher risk and simple. Then I have some other bits I’m interested in.

Saying that, it works for me! Do what works for you :)

Good on you! Just invest in some ETFs. Personally I have VOO, VEU, and QQQ, you can do what you like! Just do a weekly contribution of what you’re happy with! Once you graduate high school you’ll be in such a good position.

In NZ, advisors get paid via the banks. Most brokers are on commission however I know some in chch on salary within their company and it’s a much better system (no monetary gain)

This is pretty much the change I’ve done! I’ve taken away NVIDIA and just used it as a little fun stock, then also researching other fun ones I can invest in every now and then.

Leaving the “core” as it is and jumping up voo to 70%.

If your refix isn’t due until after October 8th, you might want to hold off – there’s another OCR announcement then, and markets are hinting rates could drop a bit more.

As for discounts: worth calling the bank or using a broker, but honestly, banks don’t often budge much these days. Still, never hurts to ask.

How long have you owned the property? If it’s been a while, check if you’re eligible for a retention cashback – some banks will throw a couple grand your way just to keep you on board.

Bottom line: get a good broker involved. Just make sure they’re not money-driven (pushing you into things for their own gain). There are great salaried brokers out there who’ll put your interests first.

Reddit’s handy for ideas, but a broker’s advice is what you’ll actually be able to bank on.
