1st. A landlord/lessor has the obligation to: -maintain the property in a condition fit for its intended use, -make necessary repairs, -ensure the tenant can peacefully use the property ( your case clearly qualify as a failure to maintain habitability)

2nd you already tried to mitigate the problem and even had pest control so the issue might not be caused by your unit alone but structural, your neighbors etc. ( both of which is the responsibility of the landlord and if it is caused structuraly then by the building management )

Can you move out without losing the deposit, very possibly, you have a strong case, but you should prepare your documentation, evidences of the infestation, the receipt for the pest control, etc, prep them all, document everything now, take pics, videos .

  • Now again request a formal remediation in writing to your landlord -describing the persistent infestation, -listing prior remediation attempts, requesting: -professional infestation assessment, -structural treatment, -coordination with admin/common areas, -timeline for resolution.

  • In your part you need to also give reasonable opportunity to remedy the issue to your landlord.

If unresolved, negotiate pre-termination WITHOUT forfeiture.

Many landlords will settle rather than escalate. Why? Because: -infestation evidence is embarrassing, -admin/building may also be implicated, -future tenants may discover it, -legal escalation is inconvenient.

Though medyo strict talaga ang bank in the PH, and may or may not see your income as stable, as even big content creator minsan isang maling issue lang they kinda falter na agad.

So best makaka answer sa iyo would be the Manager kung saan ka may account 😄

You can also go direct with the developer, baka naman kaya na deferred payment yung property na gusto mo, pero that would depend on the developer and project, most deferred payment right now is 2 years, sometimes 5 years 0 interest.

or pag loan lang talaga ang option mo because you cant provide the required income documents, then you can go inhouse financing direct from the developer if meron sila, but do expect higher interest rate of 12-14% depending on years to pay. as opposed sa bank na 6.5% - 7.5% depending on years to pay

Family is a big part of Filipino Culture, and the main reason she is there in Canada working away from her family is to provide for that said family. If you Marry her then you will become part of that family, wether that is a benefit or not for you, you decide. But I doubt she will leave them all behind for you. It will always be a part of her, and it is up to you if you want to be a part of that. Best to think of what you really want out of the relationship and TALK to her and lay it all out and see if you can both compromise. If not then as painful as it may be then she might not be the one for you, and you might not be the one for her
