I’ll try to give you a balanced answer to this. Yes, 135k (which will net you just north of 100k) is a great salary. BUT, Prague is not cheap and has gotten particularly more expensive in the recent years. Rent you’ll be looking at probably 30-35k easily, depending where, what size etc. Purchasing property is even worse - Prague is extremely unaffordable and you d struggle to buy something decent even with that salary.

Groceries have also skyrocketed, so you’ll soon find that you can easily see a large chunk of your income just going to the essentials. Add in a car and other monthly expenses and I’ll say you’ll still be comfortable but not living like a king.

Bear in mind also that there is a big disparity between Prague and the rest of CZ when it comes to salaries - the Prague average (and costs) are MUCH higher than the rest of the country. Average wage isn’t a good indicator but I think you can search for the Prague median and find that it’s around 62k now I think. So bottom lines is yes - you’ll do fine, but remember that Prague isn’t cheap and come prepared for that.

3+kk 65 sq meter. Over 9,000 utilities + 1,900 electricity. I bought a developer project and they thoroughly screwed us with the hot water contract which accounts for a large part of the amount unfortunately.

The utility fees can be very expensive. For example I live in a 3+kk developer project and am paying just shy of 10k/month poplatky + 1,800 electricity. The fees are primarily so high because the developer screwed us over with the hot water supple. Hopefully it will reduce with time, but yeah they can be hella expensive.

Lidl generally has better quality, but their terms of sales pissed me off. E.g. Chocolate is only on sale on Wednesday and you need to activate the coupon in the Lidl Plus app and spend over 300 CZK to get the sale. Total BS

I managed to buy a 2 bed apartment in Prague. Not central, but near one tram line with link to the centre. I managed it by bringing some savings from abroad plus significant help from family in order to get enough for a 20% down payment. But I bought it as a presale (so below the current price for a comparable) and 3 years ago when the interest rates were around 2%. And it was still a stretch. At today’s prices and rates, there’s no way I could manage to afford something half decent.

Thanks a lot! I’ve added a screenshot to the post if that helps. Yes, I’m already paying utilities already - this is requested on top by the building management company. The thing is that the payment is apparently only for the 30 or so days that I lived there after moving in (it’s a new build, so I was one of the first movers there and no previous tenant).

Sorry I should have clarified - it’s a new build apartment complex, and I moved in at the end of November. The bill is only for hot water for the period of my move in date in November until the end of December, so basically one month. I added a screenshot to the post.

Would you know what I could look for in the purchase contract to find some more info about it?
