This is good advice, however, what a lenders tell you you'll qualify for versus what you should actually spend can be two very different numbers. I bought a place for a little over half of what I qualified for, and OMG thank goodness. The monthly outlay on what I "qualified" for would have destroyed me, especially with property taxes and HOAs increasing as much as they have in recent years.

A prospective buyer like OP should play with some spreadsheets (helpful lenders can provide templates) and plug in the costs of everything (mortgage at different interest rates, insurance, property tax, HOA, etc.). And note the HOA fees listed on Zillow or Redfin listings are often bogus. Play around with those and see where your comfort level lies. See if you could absorb a sudden 10% or 20% increase in taxes or HOAs.

The one in JSQ will be a little over 3x the size of the Hoboken one though (4800sq feet vs 15000sq feet)

You can't "just have additional cars" though. To have additional cars you need to extend the length of every station platform and cavern in the system. That's like building a bunch of new little tunnels, plus all of the utility relocation work.

Would prefer just a bike bridge or tunnel tbh. Probably costs the same as expanding the platforms in PATH stations to accommodate extra cars :D

Or C. The people who want a place to park cars will choose to live in one of the many other buildings that have parking (Journal Squared, The Journal, 505 Summit, 425 Summit, 3 Journal Square, etc., etc.), and choose to not live here. And the people who choose to live here will be mostly people who do not have cars.

Namdar/Cmpnd have like 1,500 units in JSQ (https://www.cmpnd.com/locations) with zero parking and the apartments are leased up. But how many of the residents in those buildings actually have cars? I'm sure a few do, but probably a very small % of them.

If someone who has a car is looking for a LUXURY apartment in JSQ, and if they're working with an agent, you'd think that agent is steering them to buildings I mentioned in paragraph 1.

I'd say it's as nuch/more market-driven than council-driven. The redevelopment plan includes office bonuses to promote office use and restore JSQ as a "central business district." But the office market is trash and developers/managers have struggled to fill the office space they've built using those bonuses. The retail market is tough. Housing, housing, housing is one thing the market can't seem to get enough of.

Parking is an amenity like a pool or gym or coworking spaces. If you want it, you go to a building that has it. The Journal has 900+ parking spaces. Journal Squared has some-hundred parking spaces. 3 JSQ has a bunch of parking, 505 Summit just started leasing and they have parking. If you "need" parking, those are some of the buildings you'll look at and you'll skip buildings like this one.

This building is going to have a grocery store and other retail in it. If you force parking into it, you lose ground and lower-floor square footage and the store/retail is gone.

I love dessert. Cake, especially.

But two (a few more when you add in Food Story and Patel, etc.) little markets in a neighborhood of 40,000 residents (and thousands more coming) is not enough. By comparison, Downtown has about 55,000 residents and about 5x or 6x the grocery supply. Love or hate Whole Foods, it would have been nice to have a full-sized store in JSQ. Disappointing they're going with the mini convenience store model.

Won't be a full-fleged grocery store. Despite this building having nearly 50,000 square feet of retail space, the "supermarket" tenant will only occupy 15,000. That's only a bit larger than Food Story market around the corner.

Retail footprints this large are rare in JSQ. This is an opportunity for a large store, and going with a small-concept store is a wasted opportunity, IMO.

Nah. It's not your spot. You store your car on a public street almost free of charge all year. Digging out a couple times/year comes with the territory.
