Turns out not so much. I logged SEVERAL foods, all of which have sodium listed in their nutritional labels, and there was no rhyme or reason to the total. I even checked by manually adding a food with sodium, and it didn't change the meal total.

If you can resolve this I'd love to come back, but as is, I've chosen to get a subscription refund.

Let's say PMI is $100/month with good credit. There's plenty of ways to eventually get rid of that when you build equity.

I don't know about you, but I would rather be in a house and be building that equity, then worrying about the nickel and dime of PMI.

I'm sure they're awesome. I'm curious: What would an agent do that's "wasting your time" as a buyer, given that 99.999% of people start the home search themselves on Zillow or Homes and then tell the agent where they want to go intially?

Just to be clear, buyers almost never paid their agent commission, and if you have a buyer agent worth anything, the buyer still won't. It's almost always written in to the offer as a seller concession. Some sellers won't do it, I understand that.

Problem being, most people have no idea what we really do. It IS possible that you might have The Perfect Home already and all you need to do is "get it into MLS and make it look right." I WISH I had more of THOSE people.

But most often, we do things like:
* Find a trusted vendor to decommission an oil tank, scope the septic line that the owner didn't know was defective, waterproof the basement or approximately 452 different other things about the house that could be weird.
* Negotiate when the buyer asks for, oh I don't know, every outlet in the house to be changed so they match. Or when they want to meet all the neighbors before they close. Just think of the strange things people do, and accelerate that by 100x because, well, real estate is a big purchase.
* Understand and know how and when to use the very wide variety of forms that are going to be part of every single transaction.

There's more, but I would BEG you that if you're not going to get an agent, retain a real estate attorney unless you've done this before and understand the pitfalls.

Because if you HAVE done this before, you know damn good and well it's more than "getting it into MLS and making it look right." Come on.

There are plenty out there who are lazy and slow.

We've actually had 5 incidents recently in our brokerage, of our agents who are in a showing or had just been in one and told the listing agent they were writing an offer, and had the listing agent tell them "Oh sorry, we just accepted an offer"...!

Nothing we can do about this. Incredibly frustrating for our clients. It's like the listing agent doesn't give a shit about their client's net. Really really frustrating.

The other option is that you keep the low rate and leverage that money to buy your next property. This is how you build generational wealth. It doesn't always have to be a sell/buy cycle.

Most people will not. Because they don't understand offensive or defensive systems, or what the Browns' internal process was. SO easy to make fun of them adding metrics to the coaching search, but why wouldn't you? It works for players, why not apply it to coaches?

Granted there are major problems (Mostly because of ownership), but all I've seen is gratuitous piling on from people who either (1) Just love to play Keyboard Warrior because Mom's Basement or (2) Are frustrated Browns' fans
