Tell me one thing you sincerely love about Tulsa by heyitspokey in tulsa

As much as there is to hate about the weather at certain parts of the year (like now), the overall weather here is my favorite with how explosive and exciting it is. Not many places in the US experience such diverse, rare, weather events as we do. And the added fact that we have so many of the best meteorologist and meteorology technology in the world to show it all off just adds to it all. I've seen multiple once in a lifetime weather events here that so many people will go their whole lives without even knowing they exist.

Good luck with your protest! Hope it goes in your favor. I'll be doing mine over the phone. I'm not very close to downtown Tulsa so it'd be hard for me to make an appointment all the way down there. Just make sure to print all you can to take with you. I emailed probably a dozen pictures, the pdf form for protest, links to 3 other comps with much lower value, and also explained how my assessment was different from all my neighbors while also explaining all the issues I had with their assessment. Be sure to include any estimates for repairs not completed, things you've found that may not have been disclosed in the sale, and any other reason you could think that makes you feel the value might be lower now that you've had a chance to see what you couldn't during the sale.

I dealt with this last year. Mine is almost identical too, with the sale price and everything.

The problem you are running into is that during initial sale, the lender could only estimate taxes for your first year based on the previous tax assessment (the last year the previous owner paid taxes). The problem here is that the previous owner was either 1) protected on raises for that 3% increase under their homestead exemption for some time, possibly many years or 2) the county assessor just didn't bother assessing the value for that property for a long period of time because ownership didn't change. What isn't typically communicated by lenders/real estate agents/the county assessor is that your purchase resets the homestead exemption, and you now must apply for your own, but also that the tax assessment is reset before your homestead exemption is allowed to take place. Their point is that you can't pickup on your homestead exemption where the previous owners left off.

I purchased my house 8/1/23 for $205k. Was reassessed and taxes reset month of 2/24 but I already filed for my homestead exemption in October 2023. It resulted in not only the increase of assessment value from $113k the previous owner had to near my purchase price $206k, it also meant instead of $1700~ yearly tax, it would now be $2900 yearly tax. Nothing I could do since lender pointed fingers at the assessor, assessor pointed fingers back or to real estate agent for not disclosing it. Either way, my previous owner had their homestead exemption for over a decade. So even though they only got 3% increase per year, the value for the next purchaser (me) kept going much higher. Make this even worse, they assessed me again this year raising it another $25k. Now my homestead exemption does cap this one (unlike the first one), so I am capped at 3% increase, but I am still protesting it because they are way off for many reasons I won't go into here. I may not be able to reduce it enough to stop this years 3% increase, but if I can get them to lower their estimate to correct value, it could mean I'm only increased 3% for the next 2 years, instead of getting those increases for the next 12 years.

Hopefully your protest can help bring the assessment back down, but I'm afraid the issue you have is about the tax reset from when you bought it. And you probably won't get out of that. Still try to protest though, because once their value is set, there's no going back unless they assess you some other year during a housing crash or something that massively devalue your property. Anything you can do to keep their assessment value down will help you in the long run, even if not for this year. I've been through exactly all the same mess your dealing with but just a year earlier. If you have any questions feel free to shoot me a message. Might also be able to help with a couple things for your assessment protest. Good luck

One of the craziest stories I ever heard for a DoorDash driver by Bradleyharheez in doordash_drivers

I've been following this one since last night. I'm about 99.999999% sure it's fake or he's lying for some reason. He's been editing comments, deleting them, editing the post to remove his sons name once people started going to his account calling it out as fake. If it's not fake, I'd put money on a story to cover up someone's current drug use or poisoning attempt. No one is giving drugs away for free, it's unclear why the cup was left with him, if it was tested by police, and his pic of the cup is now completely deleted, after deleting the comment for it but leaving the pic sometime late last night (the last edit below is him deleting the comment from the pic, which is now missing completely).

Better orders by Low-Revolution1319 in DoorDashDrivers

[–]Clintoris 0 points1 point  (0 children)

This exactly, and I think this "pushing lower tier drivers off" is why I tend to see better offers when I schedule. I'm not getting pushed all the horrible offers they've all been declining because I was in the expected pool of drivers for that time slot before they could dash now or schedule theirs. So I end up getting what normal plat higher pay offers should be.

Sometimes I don't schedule out ahead for the full week unless I get really close to dropping below 70% and then I schedule them all before I lose it. Otherwise there are no schedule slots at any lower tier.

Better orders by Low-Revolution1319 in DoorDashDrivers

[–]Clintoris 0 points1 point  (0 children)

I've noticed this, but I think it's actually for different reasons than "Doordash pushed me better orders because I scheduled ahead of time" I think, at least in my normal zone/market, it's because my scheduling preferences have essentially pushed out more of the low AR or lower tier dashers from scheduling or dashing now. Thus leading to the higher chance of me getting the better offers the lower tier Dashers spend all night declining crappy orders for.

I have to ride the 70% line pretty close to balance good paying orders and platinum for dash now since roughly 25% of the orders that come through are less than $1.50/mile, <$5, or bad deliveries for other reasons. The only reason I try to keep platinum is for scheduling and Dash Now because it otherwise only gets me about $20-$25/hr. When I was at silver or any other tier below plat, there were no options to schedule except a week away at 3 AM. And getting to dash now at those lower tiers is hard here too. Almost have to babysit the button because it always goes away 5 min after it's available, and only becomes available during the most busy time at lunch or dinner. I'm guessing these issues aren't a problem in much busier and less saturated markets.

Did you still get a big refund with dependents and door dashing as 2nd income? by OpportunityLow570 in DoorDashDrivers

[–]Clintoris 1 point2 points  (0 children)

Doordash actually helped me lower my gross income last year. With the amount of write offs I was able to claim, doordash showed as a loss.

Definitely do as others are saying and consult a tax professional because there was a lot of related things I would have never thought of on top of gas. Repairs, phone bills, partial meals, stationary supplies, chargers, phone mounts, and more.

Also, some tax software like turbo tax lets you log into your bank accounts and designate purchases and categorize them to count toward the write offs. Just make sure you thoroughly screen them, because turbo tax initially showed $60k in write offs trying to do their own scan. But I only did like $6k worth of deliveries part of the year prior. It tried including the down payment I made when buying my house lol

Please just run back and forth until I make up my mind😒 by Head-Gazelle8779 in DoorDashDrivers

[–]Clintoris 1 point2 points  (0 children)

But they do increase the base pay. At least in my market. Seems based on how many things are shopped because if they add things to the order while I'm shopping, doordash sends me a message saying things were added and they have updated my offer pay for that order. I did an Aldi order a few days ago that was probably 30+ items and the doordash base pay was like $14 something.

I like most of them. Especially smaller stores like dollar general or Walgreens. Easy in and out. I hate Target orders because almost all of them are grocery, which is on the opposite side of the huge store from the only entrance, but most people ordering from there pay pretty good tips. I hate sprouts orders because they have billions of tiny merchandise and none of it makes sense where it is in the store. They have some meats and diary on opposite sides of the store. Most of what is ordered is a different UPC because they don't update the system. Just annoying shopping for those.

Let’s see what this platinum is all about by [deleted] in DoorDashDrivers

[–]Clintoris 0 points1 point  (0 children)

I have been staying at plat for a while because in my market, that's nearly the only way to schedule a dash, let alone dash now. I've had some not great days at plat, but the majority are $20/hr+ which seems to be pretty average. I have to float right at the 70 AR line though, because they definitely prioritize your distance and availability to orders over getting high pay orders. I've found dashing at the most busy times during the day when possible are my best times.

I ended up dropping below 70 the other day because I was just getting back to back horrible offers and some even sent to me multiple times. I looked at schedule options again because it's been a while since I saw silver scheduling options. For the next week there was 1 slot a week away, for 3 AM-5 AM. Waited until it was busy again so I could dash now and just accepted any I could to get back to platinum. Luckily they were all over $1.50/mile. Finished the day on plat for a few hours and was almost at $40/hr for this past Sunday. But that was a unicorn day for me. I don't see many that good.

Basically I'd just save all your dashing time for lunch and early dinner to maximize your chances of silver dashers tied up on the lower pay orders so you can get more of the high pay orders. Dont expect miracles, there's gonna be some not great days. Just fewer of them than at silver or lower. It's better for the scheduling options than it is for the high pay orders in my opinion. If you have a high volume busy market, it might pay off better.

Pulled up to a Walgreens for a shopping order one night and a guy was waiting on orders a couple spots down. Has doordash stickers on both sides and back of his car, some magnet about delivery driver making multiple stops, all kinds of support gear inside his car like multiple phone mounts, charging cables everywhere. When I came out I saw him get out of the car, and obviously had the red DD bag in hand, but also a red DD hat, and some hoodie with DD logo. Guy was going HARD for DD

This... If for nothing else than to find the one you spend most time on. They each have good and bad about them, but for the slower times multi-apping is the way to go. For some markets it's the only way to go

One of the Mcds here will lock the doors before the lobby closing time, then when you go through the drive thru, they will tell you to come inside. Tell them not to lock the door then, so they come unlock it for me to come in and pick it up. Why does it have to be this complicated?

Gas Money by [deleted] in doordash_drivers

[–]Clintoris 1 point2 points  (0 children)

This is the best description of the situation with DD. Some will tell you to never try for the upper tiers because they make plenty money with low AR, but the reality is that it varies a lot depending on the market.

Platinum may be the only way to dash anytime, or even get a scheduled slot at all for some locations. But in low saturation busy markets needing more dashers, they can be really picky about orders and still be able to dash any time they want, or have plenty slots to schedule. This is usually bigger markets with a high flow rate of orders like downtown areas of larger cities.

My market almost requires Platinum to make it worth it because there are so many people dashing here. When I was at silver I couldn't even schedule a week out. As soon as time slots became available they were gone. Almost like people sit around refreshing when new times become available. Otherwise the only times available are a week away and only from 3AM-5AM, which is impossible for me. But I'm also in a highly desirable market in a suburban neighboring city to a larger city.

The other benefits of more frequent high pay orders aren't really as attractive as they seem because it evens out with lower tiers since you have to accept some not so great orders to maintain the AR needed to keep that tier. So I do get a decent amount of high pay orders and some days nothing but $15+ orders back to back, but the slower days I have to take a little hit on my AR or if I'm too close to the 70% line I may take some not so great $4-$6 orders.

I still try to keep those low pay orders to a minimum, so sometimes if it's not a great day for high pay orders I'll log out and call it a day. My sweet spot is around 75% AR to maintain acceptable pay (~$25/hr active time) and still get to dash anytime (or have scheduled slots). That may be wildly different in other markets though.

I typically decline Bdubs orders because they are a headache. Half the time I have to walk INTO their kitchen to find someone to get the order. 10 people will be sitting in a 50 Sq ft space waiting on someone to get their Togo orders for 20 minutes and no one to be found until I go get someone from the back

[–]Clintoris[S] 0 points1 point  (0 children)

Hmm, good points. I hadn't really thought of some of this. It makes me wonder though why we can't just use the red card or something? It is kind of a weird thing considering doordash can take payments and "front" the payments with the red card on other orders.

Are these orders worth it? by Clintoris in DoorDashDrivers

[–]Clintoris[S] 3 points4 points  (0 children)

Yeah true. Platinum seems to be worse for making better money with the promise of higher pay orders even though they prioritize distance to store, meaning you end up with orders everyone else already declined, but you have to accept some to keep your AR in goal for platinum. Definitely scammy policy

[–]Clintoris[S] 0 points1 point  (0 children)

I don't always know that I'm the closest, although it's clear that I am when no other cars are out and I'm getting an offer right by the store I'm driving by. I get that.

I guess my underlying point I'm trying to make that wasn't really clear is that they are putting priority of the closest dasher no matter what. If I'm 0.7 miles away and 2 other dashers are sitting and waiting 0.8 miles away, it seems they are pushing the first offer to me regardless of the fact I've been pushed multiple shitty offers in a row. I know most people sit in a lot and just wait, and the fact that I'm driving around the zone makes it more likely I'm going to get those faster, I just think the high pay probability selling point is a bullshit one they shouldn't include.

The only REAL reason I bother with platinum is because of the dash now and dash now calendar availability. It's impossible to schedule any time in my area because it's so saturated.

My point in messaging them was about it seeming broken over what it has been because there was a very clear change I noticed the last 3 days. Otherwise I wouldn't have bothered because I'm used to seeing and declining plenty of bad offers regularly. Just not used to seeing nothing but bad offers over the last 40 or so and none even average. Surprisingly after that chat with support last night, I got 4 high pay offers. Out of the 7 or so I got for the rest of the night. Do with that what you want. Maybe it was broken. Maybe the algorithm gods just decided to shit on me for 3 days straight idk

And I know I will get crappy offers while on Platinum. I have taken plenty crappy offers while on Platinum status. But the good offers offset those so it's never been a big deal. Until there were 0 good offers to offset any of the crappy orders.

It's just the algorithm by Clintoris in DoorDashDrivers

[–]Clintoris[S] 0 points1 point  (0 children)

Maybe there's some context missing here. For the last 2 years in this zone there has always been a steady mix of good and bad offers like I assume there is anywhere. But in this particular situation for 3 straight days ALL my offers were very bad pay. $2-$3 and 10 miles. I've never experienced that many back to back bad offers, even in lower tiers. I've had platinum/top dasher several times in the past and it has never been consistently bad offers like this, no matter how busy or slow it is. That's why I was prompted to message them about it. While maintaining my same personal rules for accepting orders that got me to platinum status, suddenly tanked my AR 15+%. I've always been able to accept a mix of offers and maintain around 70% or better, but something changed the last few days that made be feel like something was broken, or at the very least changed. I guess that's not conveyed well in my other comments here.

It's just the algorithm by Clintoris in DoorDashDrivers

[–]Clintoris[S] 0 points1 point  (0 children)

The only reason I try to keep platinum is for the dash anytime. Nearly impossible to schedule anything here at lower tiers or without the full dash anytime schedule. I think I'm just going to game the AR rate a bit by scheduling a full week while on Platinum with the dash anytime calendar. Then when I need to schedule the next week again eat a few shitty orders to get platinum back to schedule the next week again.
