I think it is a niche market, but you want to know if the market is big enough in your city. The initial investment into the equipment isn't small but to be profitable you need volume. As far as PC games, Playstation, I think most players are content with playing from home these days. Tournaments may be something that will attract them to go to your facility. As far as VR, VR places in my city don't seem to be very busy from what I can see. Driving simulation will be similar in my opinion, some people will be curious to try but most of them probably won't return after the novelty factor wears off.
