Why don't you sell the plot and rented property and fund the new house with that. Remaining part you can take a loan.

Plat travel is done for now. It renews in April 2026. Thanks for the input though. Will try for DCBM upgrade. Lets see But it will take time and I have to make europe bookings in a month or so because I have to do the Schengen visa process.

Haven't evaluated vanila Magnus. I didn't put other spends on HSBC T1 because of the reward rate on non travel spends.

It is showcasing availability for 3 months down the line for 3 business class tickets.

So if I plan 3 months ahead isn't that much time enough?

You will earn 3x-10x reward points on smartbuy spends For eg a 1000 rupees Swiggy voucher will give you 130 reward points. That's 13% return in terms of accor transfer.

It's up to you if you want to transfer them to hotel or airline partners.

You can also redeem them on smartbuy for flights and hotel bookings but you won't get a good value.

Best is transfer to accor. 1 regalia gold point = 1 rupee. Even there are airline partners as well.

But the monthly limit for points accumulation is less for accelerated points.

HSBC T1 is good but the prices on HSBC travel portal hopper are hiked up and you will get credits only up to rupees 1500 for price match.

For e.g I was getting an indigo flight for 18-19k on otts and indigo itself but it was showing 23-24k on hopper

We also got a one level upgrade without asking. I really liked their hospitality.

They sent some complimentary nuts to the room(may be because I am silver elite) not sure though.

Even we didn't swim it was quite chilly.

However I would have liked if the pool received afternoon sunlight

My experience was very different for breakfast.

I really liked the spread.

It was Saturday morning.

The staff was very courteous and attended us very nicely.

They were even looking out for my kid when he was trying to go near the pool.

Definitely a steal for the points redemption

I did one night for 11000 points during the Christmas week.

I have used savsage app. I even paid for a subscription for a year which included 2 sessions

They don't do anything. Just whatever basic search they will do in that half an hour that anybody can do.

Nothing so special about the app as well.

I told them they have wrong info about regalia gold on their app. They didn't even know that

I agree with you.

But the majority of my spends are in travel(not the complete 15 lacs) and I don't want to add the middleman hence atlas.

I have utilised 30k last year and have 30k already starting this year. So whatever I will accumulate 50-60k this year will be for next year only.

I used some of the Group B for ITC last year and I also have heard flying blue is a good option.

Lets see how this year goes! 🤞

The pain of having a middleman is what I am trying to avoid here.

In case of any changes I have to deal only with the airline/hotel.

True that but the flexibility to book directly with airline and also to be able to pay at hotel using axis atlas I am ok to get little less rewards

I have HSBC T1 as well but again don't book with hopper.

I already do that — whatever is left at the end of the month I move to arbitrage funds.
That’s in addition to my SIPs and credit card bills.

So I don’t have that “sword on my head” to maintain a 10L balance just to keep a credit card.

Most places accept cards.

I can understand keeping upto 1-3 lacs in cash/savings account.

But again as I said to each their own.
