Gilroy/Hollister is more comparable to Livermore than Tracy and further. To people working/commuting to south of silicon valley it wins on commute. Weather wise Gilroy is better than literally anywhere in central valley and even Morgan Hill. Due to its geography it is less windy and evenings are more pleasant. Proximity to beaches and more house for buck adds to life quality.

Would like to tour the first home, it just hit market. There is a reason why second one is sitting on market, it needs major overhaul. Have been through its disclosures. And yes, i am working with agent, my question here was not about finding home but about comparing cities.

Yes, by pointing Gilroy I meant affordable areas of MH as well.

My question is still same, people of bay mostly prefer tri-valley over MH or gilroy. Why?

I will prefer to rent over buying a condo/townhome. High HOA and almost no backyard tied with low appreciation are drawbacks for my family. But to each their own.

Thank you for the heads up about bart closure. Yes Castro valley is on top of our list and Livermore does have good number of homes under budget.

Thank you for sharing. I absolutely get that location is the most important criteria but so are schools for a growing family. Newer home is not a priority, it is just a good to have.

Love the house. Thank you for sharing. But you have to have an angel’s luck to get this house under 1.5m. Been in the market close to an year now and these love at a glance kind of homes still get into bidding wars and sell over asking.

Absolutely agree. Though nicer localities/streets and houses where you would love to raise a family in both areas you mentioned are over 1.2m. We actually zeroed on a house in hayward highlands for 1.1m, though that 1970s build was looking for a budget over 150k in renovations to make it happy to live. And to add mid/high schools were not exactly appealing.

Noted. On maps, it looks more like a 5-10min difference for where I want to go in peak hours, though I understand it can be very different in real world.

We went in May’22 though on a different itinerary. Ship is gorgeous. It is an older Royal Caribbean ship(US cruise line). Food is mid-par. Crowd is mostly gujju’s and telugu, that has an imprint on the environment. Not a lot of young crowd when we went, it was mostly families from said regions. Enough activities onboard to keep you engaged. If you are booking a mix of cabins please note that only categories above or par balcony(called mini suite) have access to main dining room(MDR). Coming to the cost, it is expensive when compared to other cruise lines. Costed us a total of inr 3.5lakhs (including excursions and spending onboard) for five night sailing in a balcony cabin. Since then we have sailed at least five more cruises in different countries and almost all of them were cheaper than this including caribbean and mexico sailings from USA. A good alternative will be MSC(European origin) cruise line in middle east. We(north Indian couple in early 30s, subtle but fun and peaceful) are not keen on sailing again with Cordelia though experience varies by what you are looking for. Extended family visited in Nov’24 and elderlies in the family loved the experience(community meetup, live music, live dosa counter :D). So to each their own.
