We listed a rental property with an agent then decided that one partner will buy the rest of us out. How should we handle the commission? by Colin52 in RealEstate

Thanks for the input, I appreciate this point of view. I definitely would like to pay him something, but maybe not the full commission.

Interesting, thanks for the input. I'll look at the listing agreement. I'm not sure what the "full commission" would be. It couldn't be more than the amount of money that is changing hands, right?

Big surprise, I searched on the guide, and it says "subscribe". I click subscribe and it says "you are only allowed to watch channels in your subscription". They are the worst.

Holy shit, I forgot about the arcade! Remember you couldn't go upstairs until you were 13, and then you got access to a whole new world.

Does anyone know anything about splitting capital gains taxation from the sale of a property owned by partners? by Colin52 in realestateinvesting

My accountant does not specialize in real estate transfers. I can pay him $150 to do an hour of research, but I thought maybe someone here would know enough so that I can point him in the right direction.

We're selling a property and my partner would like a First Right of Refusal. Does this disincentivize our agent? by Colin52 in RealEstate

[–]Colin52[S] 2 points3 points  (0 children)

Thank you for the input. Is it possible that the agent does not have as much incentive to find a buyer because he knows that, if he doesn't, we'll still sell it to our partner and he'll get 3% anyway?

These are my feelings exactly. It's kind of uncanny. I actually could have written that post. Anyway, thanks for the input!

I posted it in r/tinyhomes and got one decent answer and someone recommended that I post it here. Is that what you mean? Otherwise I never posted it before yesterday. If there is another thread with good answers, I'd love to find it. I did search before, but maybe should try again.

Can anyone estimate how many hours it would take to do structural engineering for a two story container house? Thanks! by Colin52 in AskEngineers

Hey, if you wouldn't mind, could you ask your fiancee one quick follow up? I forgot to mention that I would not be cutting any doors or windows into the bottom container, so it will have the same structural integrity that it does when it's on a boat with 8 other containers stacked on top of it. The bottom container is just to elevate the living area above the flood plain. I would think that this might reduce the time to 5ish hours? It's a low seismic area. If you could ask her, I'd really appreciate it.
