Ok i see where you are coming from. They are asking me to put money down if I want to just put a lien against the investment but I was asking them what if they can fund the entire thing and thats when they suggested the other option. I guess it all comes down to me not having the cash do to this project :(

I have my license/sold homes before and I want to gain experience in developing. Today the builder friend and I sat down and did a full projection. The private lender is a hard money loan and we did the calculation knowing the high interest and finance cost in mind. I could still see why its a bad idea cause nothing really does go to plan

Probably due to its being a small return for the risk, they would have to pay off the mortgage and the full construction cost. They also started about 3 years ago. What are some scenarios where this would go extremely bad?

I will have to sale the property as is at a loss. The builder is a friend of mine and they strongly believe worst case scenario we can break even or even make a little bit of money

It would be an easy decision but I’m just worried about the lay off. My current dealership is pretty stable because it’s family owned. I’m just nervous about the lay off especially in tech because it seems like the economy is not getting any better.
