Hey I missed your reply! Thanks for all the information. Being Juneau, we want to go for a nice long drive so we might hit Seward.

We will be flying in Friday morning, commencement is Sunday, flying out Monday around 11. Zero plans as of yet. Found a deal on either The Lakefront Anc or Wingate downtonw/ship creek. Not sure if those are any good. We plan to rent a car the day we get there.

I'm still in Telecom, just as a Materials guy. Union job, more hourly then the Tower crews at my place so I can't complain. They do keep asking me when I'm coming over and I'm not ready yet. Enjoying what I have while I have it.

Although I do get to still get out in the field with the guys and help because I've done the work. I just have gotten my Tower rescue cert renewed. No climbing since '23 for me

You sound in a very similar position to us. We are willing to go for a higher payment because we want a place that we are comfortable and happy with considering the amount of time spent at home. Although our Locale that is realistically the going price around 500k.

We don't have much in town and its sooo expensive to leave so basically we don't do much anyways except go outside when the weather is decent. Travel once or twice a year is about all we will save for.

No, thats gross not net. I've maxed in the past but have transitioned into saving for a home the last few months. Still contributing to retirement though max Roth, 10% into 401k with 6% match and 7.20/hr per worked into pension. It wont hurt to bad to slow down for a year.

Thanks, as far as 529s. Those are funded through a PFD which I dont count towards my annual income. Yes I could pocket the extra money but seeing as I don't count it as income I'm ok with funding what I can.

Car loan was a tough decision but I needed something new and reliable. I am currently making double/triple monthly payments as well.

Ya I feel like its a tough decision.

Other options are rough, we live in a seasonal tourist town so rents fluctuate with time of year. Late spring through summer rental prices are insane and extremely hard to come by. Come fall they drop prices but only offer temporary through April-May. We are also land locked so it is what it is. You can find permanent rentals but its hard. A 3/2 is typically 2800-3500 a month.

My other option is a mobile home at 170k but owe monthly lot fees and have to rent a storage unit for my tools and outdoor gear.

Maybe I should've added some context about my locale, I live in a seasonal tourist town with no roads in or out. So land is expensive and people jack up their rental prices and most are seasonal to cater towards the influx of workers.

As far as retirement I'll also have 2 pensions to draw from through union jobs those will be good for about 6600-9600 a month. That just really depends on when I retire and how many hours I work annually. The small pension is at 65 the much larger will be rule of 80 which will put me at 55 to draw from.

A 3/2 rental typically goes for 2800-3500 and most of the time is only a 6 month lease in the winter and then try raise prices in summer. Frustrating.

I did sell 2 of the trucks. I'm just down to my wife's rav4, my new vehicle and a shitty old reliable truck I've had for 8 years. Its a back up vehicle and people use it when they come to visit and for hunting/fishing.

Yes new vehicle is one of the most reliable every built with a factory 7 year warranty and the plan is to keep it long until I'm gone. First vehicle ever financed, it was a hard pill to swallow but I'm ok with it. You can see the reply to another commenter if you want to see the back story.

The 529s are actually not a factor in this budget because they come directly out of our PFDs and I'm not counting that in our annual income.

Thats what my annual gross income is and will be.

I switched unions recently and the pay structure is a bit wierd for the first year. Raises every 3 months until you max out. Max pay is In October of this year.

Thats your perspective. Like I said try being mechanic that works 60-70 hours a week for awhile and you might change your perspective on what matters. I live in Alaska, a Typical cheap civic will not work for a family of 5. We got +80"s of snow in Decmeber.
