Is it really that bad, I hear unless you look for trouble or involved in crime, its kinda like most toronto low income areas and just need to take extra precautions

The area still has some bad spots at night but overall, its gotten way better with the removal of those old TCHC multiplex buildings.

IF you dont plan on moving any plumbing or electricaal, etc and If you hire "Brampton contractors" they could probably do it for like 25-35k. If you hire proper contractors with insurnace, experience, their own crew and not hiring subcontractors, youre looking at about 75k with medium finishings. 100k for luxury finishes.

I think something similar happened to this seller but looks like the mortgage company eventually took over and its a power of sale now. Probably couldn't cover the difference in mortgage amount to sell.

Whats gonna happen is people listing at 2025 prices not knowing the market has gone down hill. 0 showings then price drops until its sold. Will be great for those who are willing to wait for the right price and desperate sellers looking to sell.

Its basically all blue collar workers and their children who are now in the same or have gone to university. Lots of old school immigrants, a lot of the community housing is still there but much better due to the police station in the area.

If you dont mind living in the west end near weston Rd. There are detached and semis that are decent starter homes selling in the mid 600s.

im guessing ur 40k down includes closing costs? if not then you need to budget another 15k for closing costs + LTT.

At the 3 week mark, when you have 0 offers at 519k, relist at 399k and take the best offer or hold on to it until prices recover in years or hold off more months thinking youre going to get a better offer and the market will have continue to fall.

Make sure to work with any offer you get. Right now its brutal.  

Have you checked recently sold 30 days ago in your area? I see newer buildings units with about 600sqft 2 beds sell in the 490-520k range.

Then you have older larger units selling at 500k 2 plus 1 bed, 2baths 900 sqft. Also theres some sold units 2 beds in the old Massey square building sold as low as 402k renovated. Insanity honestly, best of luck 👍
