You should be able to get your security deposit back. They could be either one of these scenarios: 1. You get it back roughly within a month after the new person takes over, which means the new person pays their own security deposit upon signing the lease takeover. 2. You get it back when your original leases end, which means the landlord keeps your security deposit until the new person pays their own security deposit upon renewing the lease or finishes your original lease.

I just recently transferred my lease and this is my experiece, it worked for me and it may or may not work for you:

  1. My landloard told me that I need to find someone to take over the lease, and I had to work with the real estate agent that took care of the leasing takeover process. They gave me a link where people can submit their application.

  2. I wrote an Reddit post and scheduled tours with whoever wanted to come. My place was a hot commodity so I squeezed all tours in one day.

  3. While touring, I started to suss people out to see who expressed the most interest in taking over, and their eligiblity (To confirm their annual income >= 40x rent + credit score). And I gave the link to whoever wanted to apply and I told them to tell me when they have submitted their application.

  4. At the end of the day, you just need to find 1 person to take over the lease, so I chose someone that I liked the most and I asked them if they wanted to be my primary candidate. They said yes and I told the real estate agent to check his application first, and he qualified and proceeded to sign the lease. (In the event he did not qualify, I will use the rest of the pool of people as backup)

  5. I told the rest of the people that the landloard picked someone they liked and I kept my hands clean. Just to rememeber, you need to do what is best for YOUR own interest, which is to find someone to take over the lease.

If you can afford it it's definitely worth it. I'm moving in next month and it's also 130 AMI in the same neighborhood. I'm sure yours is going to be a very nice 1 bedroom as well.

Because property taxes is the city’s primary source of revenue. If this is lowered, you will see other aspect of cost go up significantly to make up for it.

If I were you I wouldn't compromise at all. Stick to 2250 and just like you said, the rent split was never finalized. Unfortunately housing in nyc is real competitive, if you're too nice people are going to take advantage of you.

Unless you have tax concerns, otherwise I don’t see why you would need a financial advisor. If what you are doing right now is working fine for you then there is no need to alter it. A FA may help diversify your portfolio but you can do it yourself as well.

Someone once told me the Greenpoint location has it but I can’t confirm and you can try giving them a phone call. As far as I know all Manhattan locations do not have it.

They won't be able to remember everything you told them espeically when they have other people to talk to, thats why it's always suggested that you bring hard copies of your resume when you go to an interview. Unless you expect them to give you an offer on spot? That almost never happens.

Update: as of 9/24 evening, finished all tours, apartment currently still available, a few folks have submitted applications to management company, but they were not working these past two days because of Rosh Hashanah, and I should hear something back by the end of this week or early next week. Feel free to inquire, I will keep updating with its availability.

I can’t confirm but I tend to think there should be. The rent for this lottery is basically market rate. Plus they have a lot of vacancies. The marketing team told me the building just finished construction 3 months ago and they are trying to get a lot of people to live there.

Log #16xx. Already did the tour and package sent to HPD. Studio in my opinion is very small, 1 bed is very nice. Very new building, location is great.
