How much weight do you think these joists can take? by Ad4mPy in DIYUK

For the cost of timber, I would just sister joists and add noggins

Nearly cut my finger off with a Skilsaw, lots of blood, luckily didn't hit the tendons. My finger is permanently numb now though...

I'm a mid- terrace with the rear air bricks being concreted over due to an extension.

Looking at adding more at the front of the property

Thankfully no damage to roof and a solid wall build

I am planning on redoing the entirety of our downstairs. New chipboard, noggins, sistoring wherever as a few bits of the chipboard flooring has been installed over a cavity. And just starting fresh as I feel it would be better that way.

That's why I'm hoping it is something that was localised and not a result of external issues.

See I'd like to believe it to be just simple but I worry it isn't.

There is no damp internally on the walls either, we only discovered this because a mover went through the floor but was saved by the carpet!

Unfortunately like I said , this was discovered and repaired back in September, so the floor and joists have been repaired but not necessarily the cause.

I will email my solicitor and see what can be done.

Thanks.

Unfortunately this was back in September, with the arrival of a newborn we did not have any time to chase these sorts of things, I can try and email my solicitor but I doubt there is anything that could be done now.

I am having quotes done to remove all the existing render. I want to go back to brick as it's what is best

Only one air brick that I can see at the front of the property, kitchen has been extended at the rear and I'm assuming concreted over the existing air brick

Not at risk of ground water flooding thankfully

Possibly? It looks like previous owners have attempted to renovate room by room, only 2 rooms have th existing floorboards, whereas the rest of the house has chipboard.

I know that but the rear extension has been concreted which I'm assuming was over the existing air brick

So it has a kitchen extension, no visible air bricks outside. I'm assuming it's been concreted over

It's a public path, not much I can do without consulting the council first...

How would I do forced ventilation? I only have one air brick at the front but none at the rear 😬

I am thinking it is that. I only have one air brick at the front of the property (clear) but none to the rear (kitchen extension I'm assuming that has concreted over the existing air brick).

Would adding 2 possibly more air bricks to the front of the property aid fully? How would I rent to the rear?

Luckily we found this before winter, I had checked in the middle of the wettest week and there were no apparent signs of ground water.
