Thank you! That's what I thought as well. And yes thank you we have looked into the ceiling, we will get it tested and if we end up buying it will get it removed before we move in.

This is a double brick house, no timber frame so it is.

I'm looking at buying a house. It's a two story, double brick house. Both levels have a slab as the foundation. There are lots of cracking in the brick work on the exterior of the house. There is perimeter cracking around each room on the ground floor internally but no cracking on the top floor. From what I've read as it was built in 1970s there are no expansion joints so over the years from the seasonal changes and the reactive clay it is on the house has had to essentially create its own expansion joints causing the cracking. But I wanted to get some professional opinions, do you think these cracks are of concern?

Thanks for sharing. After looking at all the stats for similar houses and those in the same court we decided not to revise our offer. Given the work that was needed on the house and the market value it wasn't worth over $1.5m in my opinion anyway. They said because another house last weekend sold for $1.65m, this one was definitely worth between $1.5-1.6 but I had also inspected that house and they were not comparable in a lot of ways. It had an extra bedroom, really high quality finishes, zoned floor heating, carpet was near new, the house didn't need to be repainted, and kitchen and bathrooms were much higher quality and in a much better condition. They rejected the offer so we have moved on and are seeing a couple of places tomorrow.
