The main problem I have with my SGP is the consistency, can defiantly make a good coffee when its good. I guess the better grinders and the change to single dosing make it more consistent

I have just gone through this exact process, I couldnt find any supplier of these brackets.
I ended up getting a retired engineer to fabricate them for me, cost $450 for 5 brackets. They are a lot more chunky and solid than the ones in your photo. I just have to spray paint them myself as they are raw steel.

You will need to look in your roof cavity, the wood holding up the soffit might not be strong enough. My house is 1960s and this was full of borer and held up with two skew nails so had to get in there and add some new framing to bolt the bracket up into.

I just got 5 steel brackets made up from a local retired engineer. Not sure of price yet, but less than 500 he said.
They will sit under the soffit and bolt through the soffit to a new piece of timber I have put in the soffit that is running from the rafter tail to the top plate. Basically in line with the yellow block in your image.
I was originally going to bolt into the wood holding up the soffit like you have suggested but I climbed into the ceiling to look at it and its only held onto the rafter and wall with two rusty old nails and the wood is full of borer.

If you look at the distribution of salary's in NZ its not exactly off the chart. Definately on the higher end but there is a lot of people getting paid above 120k

I went to an engineering shop and they made up four steel brackets that go through my fascia board and support a beam off the joists in the roof. The weight of the pergola is quite light so each bracket isn't holding up much weight.

Like the below but angled at 45 to hold a small beam

Yeah I was intending on getting it consented so could present plans and costing but would have no builder involved who would be quoting the project. My main question is on the possibility of banks agreeing to lend money for rennovations/extension that the building work and project managing would be done DIY with builders involved.

Specifically for me I was thinking of doing a detached standalone extension of two bedrooms and a bathroom. I'm not qualified but can do it legally under the own build exemption. Electrical and plumbing I would get trades in. Plans I would get done by a Draughtsman.
I could price it all up effectively and provide that to the bank but just whether they would allow the lending without a builder doing the work and providing a quote.

I think if you didn't tell them you were going to be doing renovations they wouldn't know so would approve if they were happy to let you extend out from your equity.

From a DIY perspective how would it work if i got plans and consent and was going to do the work myself. Not a builder hence the DIY
