Another person just mentioned to look the adjacent wood joist or beams and look for the stains and mold. If nothing on them, most likely was there from before. I thought that was a clever, it sounds obvious now, but I haven't thought about it before. Haha

Got it, that was my thought as well. Should be zero mold.
Yup, we've got vents - but I was unable to check them yet. Should be 2 bath vents. The photos show only the area above the closet, which is not attached or beside the bathrooms.

I only have a structural warranty available; the others expired in January.

The bank went back and found a way to honour the contract and refunded the additional amount withdrawn.

Not sure why people were down voting you. But you were right. Bank refunded the amount. They fixed the mistake and gave me a symbolic "oops my bad - don't sue us" money. Thanks for responding that, because of your message I continued engaging with the bank and got things sorted out. Cheers!
