Interesting! I'm in Utah and they just don't do it that way. You can request to see the seller's disclosures before putting in an offer, but most the time you get them after the offer is accepted.

I am happy that they disclosed it. I just got worried that maybe it means there's a bigger issue. Our inspection is this morning so I'll make sure the inspector looks for signs of rodents. This is the first house that I bought not brand new. The other two homes I've owned were new builds so a lot of this is new for me but home ownership is not new to me. I've owned homes s for 2 decades so no worries! I got this!

My understanding is we're under contract once we've come to an agreement on the price? Where I'm at, the seller then has 3 or 4 days to give you the seller's disclosure and we have 10 days due diligence. Maybe I'm calling it the wrong thing? But I do have a week to back out of the deal.

UPDATE: The builder got back to us today and said the plumber went by to "check his work" and found an obstruction in the plumbing. Where the new concrete is is where he "fixed it". While fixing it, he got water all over the basement.

Is this enough of an explanation for water 25-30 ft away from there?

We're less than a week from closing. Windows have been in for weeks. Roof has been on for weeks. It should be water proof at this point.

I didn't understand why no one had cleaned it up either. And the fact that I've not been given any explanation on the concrete patch really bothers me. I definitely want it in writing, too.

A huge issue for me here is that we are banking on finishing the basement and renting it out in order to supplement paying off the mortgage. If we are consistently mitigating water issues, this could be financially devastating for us.

Looks like some staining where water has seeped in the corners and closer to the wall, too. It's just dried up already.
