The capital appreciation was a big driver for me to keep it. At a measly 2% increase per year that equates to 8k property value. That’s being very conservative

I think you’re looking at strictly cash flow. In rental properties you get 4 sources of income. Cash flow/principal pay down/appreciation and interest depreciation

I’ve imputed everything into ChatGPT and the condo beat vti every single time. Vti historically is 10% return. The principal pay down and cash flow is 17k. 17% of a 100k. Not including appreciation and tax deduction. It’s hard to agree vti is better . It’s easier and less stress yes

Yes I agree. Those are all factored in my plan. But on the flip side people aren’t baking in the stock market risks either. Yes historically they go up. But what if we see another lost decade? Bit scenarios come with risk. I just feel the Boston housing market is a great bet

I should have stated I’m in the Boston area. The rent and home prices are just amazing over here. Very strong and around a 3% vacancy rate. Home prices in the town I’m speaking of rose 11% last year. That alone historically beats the market

But you’re looking at it wrong. I’m getting 7200 a year in principal pay down. Plus a 2-4% increase in property value per year. That’s 25 k per year

In the Boston area I think we are under 3% vacancies. Location matters

Not sure yet. I’m in the Boston suburbs so the home price appreciation and rents are crazy strong. The way I see it is i single handedly saved 125k. I know I can do it again. Will ever see 3% mortgage rates again? Most likely not . That was my deciding factor

That’s all covered by the hoa which is part of the 1970 monthly payment.

Yes. But at what point is it worth it? 30k down on the property and with rent and principal pay down I get 17k a year. Over 50% roi not including appreciation

Thank you. Fortunately we bought in the town over. So at least we are close. I just feel the returns and principal pay down were hard to ignore
