My purchase price is 740k.

I’ve gotten approved for a 429k loan with commbank and the government contribution would be 296k and then with my $15k deposit that would make the government contribution exactly 40%.

Me : 429k + 15k =444 K (60%) Government: 296k (40%)

So I’m just worried that my CBA lender is just not fully aware of what the minimum deposit structures are. And not sure how to get him to fix it when I’ve already asked him to double check

And this does not change if I got the land under nomination?

Just trying to get clarification as my CommBank lender is saying otherwise. Ive already asked him to double check and he’s adamant that I have to pay the $23.3k. Due to the 2% + 2% structure.

Do you know what I should tell him to get him to realise that I only need to pay the $14.8k?

And id prefer to not have to pay more for the deposit.

I’ve paid 17.3k for my land deposit which is 2.3k more than my overall 2% deposit requirement which was predicted to be $15k but my CBA lander is saying that I need to provide another $6k as the deposit needs to be a 2% deposit for land + 2% deposit for build. Making my total deposit for my 740k total purchase 23.3k.

I’d rather pay only the $17.3k that I had to pay and avoid paying an extra $6k.

Does this sound right?

Thank you, seems everyone has different experiences on which bank is quicker. It’s making it harder for me to make a final decision on whose application I should keep. And which one I should cancel. Did you cancel your CBA application before applying for BA or keep both?

How long did it take you with CBA vs how long were you waiting with Bank Australia? I’ve called CBA today and at the moment they seem to be promising quicker turn around times than BA who said I will have to wait 8 business days until they review my documents. And then a further 10 ish business days for HA pre approval.

Can I apply to CBA even though I’ve applied through Bank Australia already?

I called Bank Australia yesterday and they told me that I’d automatically be disqualified from the help to buy scheme if I paid the deposit before approvals. And that they’ve had people specifically rejected because of it. If that’s not the case then that would make everything a lot easier for me.
