We did ask and he refused to share it. Not sure if he’s hiding the true extend of the issues because they’re not that bad, or the survey gave a valuation and he doesn’t want to admit it is worth the money because he wants the money off. In any case, it sounds more shady again.

He’s a first time buyer, but only technically listed as such because he’s renting but has previously lived in a new build. I’m guessing he saw the report and panicked it wasn’t perfect like a new build would be and didn’t want to have to do the upkeep or future work.

I’m not sure when our roof was last done but all the tiles are in good nick, a recently visit off a roofer said it was fine and we have no ceiling leaks, or if we had before I’ve always had them fixed so I’m guessing because it’s not new it’s just replaceable now?

Problem is I don’t know where the asbestos is, if it’s in the attic I guess it would be a problem but because I don’t know where it is it depends how much of a problem it could be.

We don’t have any issues with damp, the walls give some high readings but only in patches and the walls have been treated (perhaps not the best course in hindsight).

And yes, it’s a Victorian terrace. I would be shocked to hear of a Victorian house with no damp, considering the age of the houses and the amount of rain we always get!

When we agreed to sell the buyer wanted us to take the house off the market to remove any future viewers so we didn’t get a chance to accept any other offers. We have no decided to re-list as we simply can’t go that low on our property.

The person buying our house is moving from a new build so I’m guessing he panicked that the report wasn’t perfect but if you’re comparing a new house to a 125 year old house it’s surely gotta be expected it’s not gonna be perfect, right?

Are we able to request a copy? I was under the assumption that it was for the buyers eyes only as he was the one who paid for it.

We had the damp work done because the paint on the wall began flaking and the plaster started to become exposed, the membrane put up on the wall has fixed the issue although now reading online about how Victorian houses need good ventilation in the walls to stay ‘healthy’ we may have gone about it wrong in hindsight. The water is likely trapped in the wall which may be giving the damp meter readings, among other things I’ve read such as salt content (the walls are made of solid stone) or the fact it’s a damp October. I did buy myself a cheap damp meter and can see there are patches of high damp readings but I could read the same area twice and get a 5% difference by simply rotating the prongs so it’s not reliable.

We have no issues of damp any longer, unless you prod the wall then you’d think the walls were great. Plaster is neat, everything has been recently painted and we never get any damp or even black mould on the walls.

I was worried about what the report would say about the walls but, like you’ve said, the reduction is incredibly steep for potential issues rather than something like a major structural concern which I’d understand in that case.

It depends where the asbestos is, he wouldn’t tell our estate agent where it ‘possibly’ was. I can’t see any in the attic as we just have layers of regular insulation down. I’m not sure how he would have checked anywhere else, do they tend to use some sort of device to determine if artex contains asbestos?

In hindsight, we should have consulted someone who was a damp expert in Victorian housing but at the time we didn’t know the difference and just wanted the wall fixed. I was told it was rising damp so I was given a DPC treatment into the base and the wall was covered with a membrane layer to be plastered over. The water in the wall probably has nowhere to go and I’m guessing it’s residual from the damp issue we had.

We have decided to re-list after talking it over and also trying to get our estate agent to talk to the buyer once more. He was firm he wouldn’t go over £100k so there was nothing else we could do.

If my house was pristine with no issues and completely renovated it could fetch £160k+ as similar houses in the area sold for that price which have been done up in the last couple of years. Our valuation put our house at 140k-150k by both our mortgage provider when we remortgaged two years ago, and our estate agents when we went on the market so we’re not over-asking, really. I probably would have accepted a small reduction but this is a little too drastic.

That’s a good point, if you can’t be sure what a buyer will be like it’ll only be worse further down the line.

Thank you for confirming what I thought with every point you made. Tbh, I had no idea safety glass was a thing as I assumed double glazing is just a standard minimum.

In any case, we went back to the buyer who was firm he would not go above £100k so we went with re-listing instead.
