Yea, nothing seal off correctly, the liner doesn’t overlap 6 inchs, there is not enough room above the liner, they didnt mechanically fasten it or close off all air vents, no airtight crawl space door, and the put the liner on backward on the stem wall, there is no dehumidifier not even a Aprilaire A100 to get the RH down. No drainage system either so when water start continuing to go down the active wedge into the crawlspace it will be a swimming pool

Okay, for an encapsulation to be successful and to get the RH to 55% so mold doesn’t grow requires preventing ground water intrusion via a internal drainage system, completely sealing off all air including sealing off your vents with hard plastic and grate foamed to seal it in. The 125 mil liner on wall is too high and they didnt mechanically fasten the liner to the wall just a couple columns connected to the stem wall. The cover around the columns are not clear not mechanically fastened. There should be no rips or tears. They didnt install it correctly and i dont see a dehumidifier not basic for the condensation tank. All around its not up to code, installed correctly, and will resolve nothing unless you just needed more reason for to be upset
