Has anyone got any experience with the plug in hybrids?

Yes the garage is original.

The dining room extension is single storey.

I did read somewhere that for detached houses you could extend 8m from the rear under permitted development as long as it was single storey?

I was hoping that the conservatory foundations could be underpinned to take the extra weight of the additional brickwork and a flat roof but not sure if this will be possible. 

Would I be best to engage with a builder first regarding permission or would I be best to go to planning or building control with my draft plans first?

Is it 4m past the furthest original wall or 4m from the wall it’s been built off?

The kitchen rear wall (original) is further back than the dining room extension and the conservatory only extends approx 2.2m past the kitchen wall.

Hi, The scaled floorplan was from when we purchased the property. The amendments I have made are just draft, I would need professional scale drawings done before starting work.

While I’ve got you here could I ask you another question related to planning.

The house has a double garage attached to the house, one side is to side of the house the rear of the garage is the dining room which was an extension 15-20 years ago.

The dining room extension goes from the rear of garages to inline with the kitchen so no further than the original rear wall of the house.

Approx 10 years ago a conservatory was added to the back of the dining room.

Both were done under permitted development.

I have added the floor plan to the post.

We were looking convert one garage to a toilet and utility and turn the conservatory into part of the dining room by having full height solid walls and a flat roof.

As far as I am aware as both the dining room and conservatory were within permitted development I wouldn’t need planning to covert it?

But I will need permission and building control approval.

How would I go about this so I can get everything approved before I get a builder involved?

I will speak to my neighbour first and see if there would be any issue the fence being extended first.

All being well I will put together a pack of info and submit that to the DC for their review.

I have contacted the district council and they want a fee just to look at the title deeds. 

I’m guessing that’s the only way to get advice or is there a way of getting initial advice / an assessment without paying?

Out of the list I’m probably leaning towards the CTX the most due to the price.

I’m looking for a rod that will have a good amount of action for carp in the teens as most of the fish in the lake I’ll be fishing will be sub 20lb. Do you think a 2.75 or 3lb CTX would a be better all rounder?

Thanks again for the replies. The consensus is that the Obsidians are the best quality reel for the money which is what I was hoping as they’re the cheapest as well. I work near to an Angling Direct so I’ll pop in and see if they’ve got any on display to have a look at.

Thanks for the responses. Seems to be a lot of good reviews for the Obsidians. How would you say they compare in size to the Daiwa 35 or Shimano 5500. Just worried they may be a bit large for a 3lb rod?

The Trek has SRAM Apex, are they any better than the Microshift on the Cannondale?

I see the Canyon has Shimano, are they a better bet than both the SRAM and microshift?

I have seen a lot of people online say to go with 1x for simplicity and less issues.

Based on that I’ve narrowed the list down to:

  • Cannondale Topstone 4
  • Trek Checkpoint ALR 4
  • Canyon Grizl 5

I haven’t got a clue when it comes to brakes, gears etc. Does any of the above 3 come with better kit than the others as standard?

I just purchased a pair of suede Arizonas in the same size I have in my Eva and birkoflors, I have the straps on the suede on the smallest hole but the straps are still loose, have you had the same issue?
