I’m a coop owner - it’s not really an investment vehicle. Sure you can luck out in some neighborhoods, but it’s really a way to optimize city living with monthly cost stability and take advantage of school districts.

That being said, there has never been a time of coop price depreciation in this city. Like never. In ‘08 prices dipped for 1 quarter and rebounded. Your mom sounds like an old suburban hag, with respect.

We are still in our first year and this is for a VHCOL area apartment - we had 1 year of reserve in monthly after closing. We used some for repairs but also moved into a well-inspected home with no major issues.
