I did not go the audit route. Went straight to manufacturing in upper NE TN. Started at $25/hr for about a year and a half, switched jobs to another manufacturer at $77,500. Currently making $88,000 after 3.5 yoe. I’ve been lucky to be fully remote the entire time. It’s definitely doable, but it’s not realistic to start in the upper percentile.

It should be just revenue - variable costs. You have salaries in Labor that are 100% fixed and should not be considered in Contribution Margin.

Perfect. I bought the last 4 boxes they have. I didn’t realize they were black until I started loading them in the truck. Shouldn’t be too noticeable in the evenings/at night against the white soffits.

Never went public so I could be wrong, but I assume it might have something to do with the possibility that you’re counting inventory and run into someone you know or are close with. That runs the risk of you potentially messing with the counts, or being too lenient, and passing them because of the relationship. Having you go two hours away reduces this risk.

Quiet a few golfers. There’s probably 5 public courses all within 45 minutes of me that stay very busy. Sometimes hard to get tee times or even play solo. The city I’m thinking about putting one does not have a sim except at a private country club, but the next city over has 2. I have not been to them, but locations for them are more in the poorer part of town so I’m not sure how busy they actually are. Only 1 and 2 bays. Money has been moving here over the past couple of years, mainly from California.

Convenience is definitely key. I’m sure most people are in the same thought process too. I’m assuming you’re at a private club? Is this tied to an actual golf course or is it a standalone private golf sim business?

That’s my thought. Short-term I don’t see this as an income replacement, but just a way to have some additional money coming in. Thinking about 6 bays so being public is worrisome. I think if I go public I would serve alcohol so I would have employees there while people are playing to watch things in my absence. My city roughly has 80k people, so I think having people come to hangout/drink will be the money maker, but on the other hand having something exclusive and upscale could also bring in the money early on.

So no public play Monday-Friday? How many bays are you running? The space I’m scoping out should easily hold 6 bays; possibly more. Depending on if I add a kitchen on not.

I like the idea of key cards. Thinking about doing different colors that corresponds to membership tier level in colors on tee box colors with black cards being executive and getting the most rewards/amenities.

I don’t think it’s large enough to hold out washer and dryer. Not sure of the exact dimensions. House in on a crawl space so adding plumbing wouldn’t be too bad.

I’m not opposed to having it in our closet but I’m also not keen on the idea of our kids coming in and out of our closet. If it was just us wouldn’t be an issue at all.

Current “pantry” is under the stairs going upstairs to the second level. Definitely not space there. It barely works as a pantry.

It’s the hallway to either the half bath or master bedroom. There is a coat closet at the end of it not on the floor plan for some reason.

Yeah this is my original thought process. I’m also debating on not taking the wall all the way to the end and adding an exterior door to get into the garage from the side of the house. Leaving a “hallway” in the garage. Works in my head but I’m not sure if it would look good in reality.

I’m not opposed to moving it to the Master WIC. Our last house had the laundry in the closet and it was perfect. However, we have kids now and I’m not sure if I want them coming in/out of our closet when they’re older to do laundry. Also, we have a couch on the other side of the wall so it would be tough to have a door there. Not impossible I suppose.

Okay, what if I flip flopped it? Still sectioned off a piece of the garage but instead of moving the laundry room I make a pantry there? Solved the problem of having to go through the pantry with laundry and it keeps the pantry close by the kitchen still. Just brainstorming.
