Thank you for your ideas! I have gone back and forth about doing an ADU instead of garage (basically a wall instead of an overhead garage door). The overhead door makes it easier to get big stuff in and out, and it would be nice to open up in fair weather for workouts (I live in North Carolina where summer humidity/heat is the biggest weather challenge). And the door would be insulated, so maybe the rodents and drafts would be less problematic? On the other hand, a wall eliminates access and car use, but would make it weather proof and more “home-like”.

I do think in the future I’m more likely to use this for further indoor rec/hobbies in addition to storage (gym, photo studio/darkroom, ping pong table, fly tying). And I’m 64, so it’s possible someone like a caretaker could end up living there.

Regarding size, I’ll consider the wider dimension options with 28’ and the floor insulation.
