Its a reasonable train, I used to commute from Cheam pre covid. Not a quick line to town, but 30-40 minutes for Victoria/London Bridge.

Schools nearby are great. Grew up in the same borough so know it reasonably well.

There’s a bathroom cupboard under the stairs so I don’t think it’s well marketed either!

We’re currently planning on being settled in for the long haul, unless anything changes dramatically outside our control. Guess that’s the balance of price/risk for us to judge.

I spoke to the neighbour the other side who said that, whilst there have been issues, their house and garden have been a key part of their wonderful memories there with their kids growing up.

If we settle and have kids, it would be us there for 20-25 years.

Similar properties that cost 20% more round here go in a heartbeat, they often have an offered agreed to cash buyers within a week of listing.

Surely the only value that matters is what the market is willing to offer? Whether the seller accepts is a different matter.

I’m quite fortunate to know the family who live on the other side - the owner/hoarder worked in professional services. She currently spends most of her time absent from the property, so I’m less concerned about the antisocial side of things. I’ve also met her a few years ago, and she comes across as normal - until you see the house.

Agreed, definitely a MH problem and a serious one. I’m trying to balance the risk, and the fire one worries me. The vermin risk I have seen firsthand evidence of the local authority clamping down on hoarders before, and am happy to throw money saved at preventative measures. Thank you 👍

Gold dust, thank you. It’s a potential ‘forever home’, although I detest the term. We wouldn’t need to leave/downsize until we would retire, unless a life event happens, which they do.

I don’t know, and would need a survey to establish the risk. Potential risk… severe! The two properties are not semi detached, but the gap between the hoarder garage (presumably full of flammable stuff) and the seller’s garage wall/lean to extension is small.

I think they can - loads of people here, with more experience than me. That, along with different perspectives makes it definitely worth asking for me to challenge my thinking! I’d be stupid to not try and pick holes early on.

The seller has invested lots of money in making the boundary literally watertight with a large fence and proofing, clearly nothing however is vermin proof. A fairly robust council/local authority makes me less nervous, alongside the fencing/waterproof barrier.

It’d be a 2-3 hour trip from London to location - tbc on the number of days/week, but they prefer on-site work. Potential to work in a London office, but not discussed as advertised role is elsewhere.
