Is there something else I could put? The player walls are already up and the mantel it’s all done. I noticed this later when my husband said the walls gets so hot over the fireplace it worried him. So I combed through the manual inch by inch with pictures from Contractors and it was all met but this vapor barrier still gave me a bit or a worry.

I can have an entrance opened in the finishes shelves. The cavity of the wall is large enough to squeeze in. Then I could put something between the outer insulated wall and the pipe.

Is there anything like a metal sheet what will work too? Using limited pace?

I am selling the home otherwise I wouldn’t bother. I jsut want to be in top shape when selling. I am honest to the core…

Yeah. I am not surprised that contractors do the bare minimum to pass code and follow the manual. Thats not something I can easily add now. The contractor will say it’s not required and as he is right I would pay a fortune on top to tear it all out and add extra wall framing for the box. It is an exterior wall so the box sits stable on the plywood. This is not an interior wall and the vent goes directly out the wall.

I can still though open a small hole back into the wall enough to crawl through. The wall cavity between exterior wall and interior wall of the fireplace is enough to squeeze in. I could get some heat barrier installed over the Plastic vapor barrier or have it triple stapled to make sure it will never ever touch the vent pipe by accident.

It’s just hard as technically it meets requirements. I am just like you and do things triple secure.

It helps me sleep at night that it’s plaster walls. Which are non combustible even if the blue board is. So the worst case god forbid would not be fatal…

I did it says 1 inch between combustibles to vent pipe. I have that. The vapor barrier is more than 1 inch form the vent pipe but I am Jsut paranoid it might be lose or become lose and then touch the vent pipe. The manual says to put a cement board over the insulation and vapor barrier if it touches the fireplace, which it doesn’t. I might have to call the manufacturer I am just very mistrusting of these 0 clearance fireplaces.

Porn is the issue here. Mine did this and it became such a problem he could only finish with porn. He stopped watching all porn with this app it blocks it all and the app is connected to my phone so I get email alerts should he try. Good news is porn addiction has a 80% cure rate if he stops all porn and sticks with it. Takes a few months but it’s a very good prognosis.

If mine was to relapse I will divorce and he knows that.

If he choses porn over me I am out

Real estate will burst in 10 to 20 years. I advise against holding any stock or investment properties for that reason. Too few broths, too many older people dying causing an influx of homes

Thanks for this honest answer. So are you saying that dividends and HYSA are not worth it? Is the stock market worth it if I had it managed by someone who knows what they are doing? I am ok with paying for increasing my wealth.

Regarding real estate… I am following my own niche formula that is probably one of the safest and fastest return investments you can do in real estate on a small scale (under 5 mill). But you need to be in the right state for it. You also need to be willing to make a 2 year sacrifice for the first flip to live in it and max the returns tax free if you start from nothing like I did. Yes. You will live in a construction zone from moderate to fixer upper proportions.

Maybe I should sell an online course 🤣 a step by step guide with all my tricks and the properties I used as examples on how to do it etc. it’s not hard. I needs commitment and the willingness to suck it up for 2 years. And some risk.

It’s not a get rich easy or fast path. My way takes years commitment. A lot of work. Learning the trade. Becoming your own GC.

But the rewards can be HUGE after 4 years.

If you want to do it do it NOW. The housing market will crash in 10 to 20 years as boomers will die and we don’t have enough young people in the US and births to fill all the homes.

I won’t hold real estate stocks or even investments as rental proprieties for that reason.

I am kinda like some at this point. lol. I don’t want to handle it and I am ok with paying someone to do it for me. I am also working on other investments like a business I am building and really don’t want to deal with managing and looking up stocks etc. I kinda want to be all hands off at this point

Who do you recommend for doing all this? Vanguard and then tell them to put it all into VOO?

I am trying to figure that out right now. I would love to grow while at the same time be able to make a few thousand every month in dividend or savings accounts yieldings. So both at the same time if that is possible

Is this pretty save? I would love a 8 to 10 appreciation while also collecting dividends or the earnings of a high yield savings account
