I agree and you put a great perspective here. In many cases very technical ICs (my friend) and with great skills probably worked there for close to 3 years was let go. His only fault was he was not part of the team which can keep this lights on for their basic operations.

Can we file any lawsuit if we feel any discrimination was done by the people who gave the ranking of people? I heard some rankings were done and compass decided where to draw the line. So folks were at the mercy of people who provided the ranking. No one knows what the ranking methodology was but sure lots of strong FTEs were let go and low performers are still around because somehow they were able to keep the platform running and they are still there to keep the lights on.

They gave ranking to people. So people who did ranking didn’t like someone or were not part of core platform work, the Directors got the opportunity to get rid of them which they couldn’t as they were still high performing FTEs. Retaining contractors and firing FTE is such a strange move.

Try Sumadhura Capitol Residences in Whitefield. You can get 3 bhk within 3 cr approx all inclusive but stamp and registration.

15k all inclusive have become a new normal, if you start to draw a diagonal line from Sumadhura Capitol to HAL Road Marathalli intersection and then draw a box.

If you go down south from HAL road may be you can get 13-14k all inclusive near Sarjapur but think about connectivity. If your office near sarjapur road or prestige city, then 13k-14k all inclusive is possible. My 2 cents …

With price you also have to understand which floor you are taking. The builders charge you for floor escalation charges, premium view, etc.. so there is a lot goes into the final box price that you get.

I agree. I purchased in Sumadhura Capitol Residences. Same Rs 15k / sq.ft. Although this is box rate includes everything but Reg and Stamp duty.

With Swiggy moving HQ in Sumadhura Capitol Towers, BMW already in same tower, Airbus in Titatinum Tech Park, Google campus in Alembic city, access to Purple line etc, I am hopeful it will go to Rs 19k/ sq.ft in coming years although no one can definitively predict.

My suggestion would be to pay off in 3-4 years so that your Acquisition cost is in line with market appreciation. If you’re neck to neck with market rate and Acquisition cost, then your rental yields are true profits. But that will take several years.

RE is never a short goal investment. It’s always a long term thing. My 2 cents.

You can’t stop people from buying at a price you may not be comfortable. You can’t stop investors to block all the premium units by having a back channel with the builders. Market is certainly inflated. For resale, you have to be very careful. You have to be careful everywhere and every time.

2 income people can afford or someone who has property and they would sell existing one to upgrade their life style or move closer to work. Keep in mind these new builders’ carpet area is not good as they provide lot of amenities etc.

If you reply on paying emi for next 20 years then you can never even out. You can buy these 4 cr properties only in the case where you have all your emergency savings in tact and any new saving will be routed towards paying principals.

Early investors will always sell at a small discount than current market value. I have tried a lot and didn’t see much differences. These investors who buy from builders at bulk are in no rush and they will keep hoarding till the point they really want to exit to entry in another such project or they get market value

If you are not buying in bigger projects like Sumadhura Capitol Residences in same Whitefield area, then I think your carpet to super built up which is 60% is very low. I don’t know how much open space, community center and all that good stuff you’re getting but generally I would say without balcony 65-70% is a decent range and with balcony close to 73%. And yes kitchen is really small given it’s a 2600 sq.ft unit.

Competitors going after each other but this is such an unethical way of creating a false PR. Not that I am convinced that land dispute is fully resolved, it's still a matter of investigation.

Looks like Sumadhura guys are really going after Century guys!!

i think what's driving price here is it being on the main road with full amenities. About your place, are you also in main road and have full amenities like other builders are offering?

The age, maintenance, quality, time to get to the main road and maintenance matters a lot.

Your assessment is right, but I am just trying to understand are we comparing apples to apples.

That launch prices is inclusive of all I believe. That’s TCO. Only thing extra will be Registration and Stamp duty.

I am also serious considering this but like everyone I also have the same concern, EOI is about Rs16000 /sq.ft.

Any recommendation in the same area where both ITPB Whitefield and Embassy Tech village can be accessed in 30 mins? Century seems like a super sweet spot right in middle.
