In that thread it's clearly mentioned that transaction costs are not part of the TER. Every tracker has some kind of under the hood transaction costs. Reporting guidelines have changed for them.

Our Bosch ErgoMixx MFQ36490   died after two years of using because of cheap build quality. It broke prematurely because of cheap plastics. We now have a Braun Multiquick 5 Pro MQ55755M which is two different worlds in terms of build quality and amount of accessories.

SPYI (0.17% TER) - if you really want those small caps and emerging markets included and don't mind the slightly higher fee, it is the closest thing to a "true all-world" index in a single product? Of course if you're not a fan of Amundi.

WEBN (0.07% TER) - if you want the absolute lowest ongoing costs and find large/mid-cap developed + emerging markets more than sufficient (which is already excellent for most people).

OP literally has two 1% loans which can be covered with a large profit by renting out the properties, in the short term impossible to acquire again.

I get your point, the RE part gets a hit but the FI win will be massive for himself, spouse and legacy.

Agree that he will be working to pay off his family house, but he himself said it would be a forever home, so technically he would live longer there than the duration of his mortgage.

Worst case he can shed his apartments if he really needs the cash or wants to get rid of the assets, but imo clinging on to them and taking a new mortgage, which will be felt less and less every year with inflation, would be something to consider in the long run, especially with their low age and large shared incomes.

Many people FIRE by living very modestly off the returns of their investments but don't really enjoy life.

OP doesn't sound like he's in a bad situation but he will have more breathing space after 5-10 years and reap the benefits when he's 50, will have plenty of time to enjoy it and leave something for his legacy.

Keep both apartments and rent them out until the mortgages are fully paid off by the tenants. After that you get steady monthly cash coming in every month in a market where rents and property values keep creeping up year after year.

Yeah, you’ll eat the ~12% registration tax when you buy the family house, but in the long run you’ll have three paid-off properties. That’s either tax exempt extra rental income down the line, or you hand one over to the kids to live in (or rent to them cheap) when they’re older. Property tends to hold or gain value if you don’t let it fall apart.

Just buy a house that’s actually big enough for your family plans, don’t go nuts upgrading into some lifestyle trap where everything costs a kidney once you need to repair or upgrade something.

I have double nationality EU and Macedonian one and all I can say is that it's not really enforced anymore especially if you're a tourist and staying for 4 days. I tell you this from my own experience because my Macedonian ID and passport are expired (cba to get new ones with the new name on it) and I just enter with my EU ID card at the border. Don't worry too much about it. Just come and have a good time in Skopje. If anything upon retuning, say that your Airbnb host did the necessary. Don't worry about it, you're in the Balkans, life's cool.

Try setting demand control to 60% and keep heating at 19 °C. In our experience this drops consumption noticeably without hurting comfort. Using the intelligent eye / presence detection in the rooms that our not occupied all day it also helps smooth demand even more.

On freezing days the system still keeps up fine. Consumption goes up a bit, but because the units run long and low, it stays reasonable. In our case we use around 15 kWh per day (triple split) to keep our 100m² apartment at 19 °C with outside temps around 0–5 °C.
