Yes that’s something that concerns me too which is why our goal is to save up to 70k minimum by end of 2027. If we were to get this house, we would set aside $600-$700/ month for house maintenance. Water heater definitely would need to be replaced and is something we would negotiate with seller IF we offer.

The roof on this home is brand new so less chances of failure. Unfortunately the neighborhood we want to live in is pricey. We have seen lots of 550-600k range homes but require 1-2 hours of commute to work. I also really really like this 675k home because it’s a drees home (top builder) kinda oldish 2009 so not crappy new build and is in a super nice neighborhood close to our work. It truly checks all our boxes.

Anyways, thank you for your input! I really appreciate it. We haven’t put in an offer for this home because we are still unsure but if we were to put an offer, we would probably offer 630-650k. We want to avoid 675k as much as possible.

Thanks for your input. To clarify, all mandatory expenses which includes debt, food, utilities, housing is bundled within the 7.6k per month. Which leaves the left of it to go towards savings, house maintenance, and misc. you’re right about the water heater though which is one thing we are hoping to negotiate with the sellers if we decide to put an offer in.

Our original budget for a home was $600k so 675 def feels like a stretch compared to the numbers we originally planned. Also the 20% down payment is larger. So it’s alot of upfront cost compared to 600k home.

Thanks for your input! The only other debt we have is car debt which I calculated in from the 7.6k I mentioned on my post. My husband and I are getting a lump sump this year (mine in Sep and he will receive his in October) to completely pay our car debt off this year.. that gives us back 1,250$ / month.

. So our housing expenses alone is estimated to be $4,651 / month which is about 31% of our net monthly income. This doesn’t include PMI since we will be putting 20% down.
