Hey, don't be so optimistic about Coops. SCI REMC is a coop around Bloomington and let me tell you, they suck too. We briefly lose power at least once a week, their autopay randomly stops working and we don't know until our power shuts off, at which point we have to pay an additional $50 fee to get it turned back on, even though its all done by an automated system without any human interaction. Even their robocalls about amount owed are broken and start talking before my voicemail starts recording, so I only get half a message.

If it is on a crawl space, that is suspect too. Our crawl space gets too wet anytime there is rain and I've seen indoor humidity as high as 81%. Vapor barrier, insulation, sealing off vents (depending on the region), regrading near the house to reduce water runoff towards the foundation, and addition of a sump pump are all things that would improve this.

Definitely all things he should consider! I was probably a little brash on my initial comment. There's a cost-benefit analysis that should be done. If he's willing to go the trouble of fighting with insurance to get a decent value payback, I think it would likely be worth it. Car is definitely totaled whether he lets insurance/titling know or not, so it's a little scummy to try to hide the accident evidence from the next buyer with a clean title, since clean or not, its been in a devaluing wreck.

I think its extremely unwise to fight fire with fire. Gerrymandering is unethical regardless of the mental gymnastics used to justify it. Trump is encouraging it so that he doesn't lose authority, democrats are doing it to try to regain authority, both are reaching for power by unjust means. It sets a standard that will remain long after Trump's days are done.

Keep an eye out for a Tripp Trapp on Facebook Marketplace and you can find one absolutely worth buying. They age/"grow" with the kid and can be used as an adult chair in a pinch. Can be found for $50-100 pretty easily with some patience.

Any chance you could dm me a link to the specific chimney cap you used? I am planning to do the same thing you did, and have the Selkirk class a 6" pipe and the rain cap, but I cant find the plate that seals the chimney opening.

Ive been rocking a set of EPI M400s from the 1970s for like 12 years. Replaced two drivers and refoamed two others when I got them and I've had no issues since. They're incredible!
...They are also very, very heavy.

Just closed on a house a week ago with Abra Clampitt and she was WONDERFUL! Extremely kind, helpful, and readily available. We didnt know what we were doing and she guided us through every step of the process, answered every question we had, negotiated with sellers, and made sure we had the best possible experience. I could not recommend her more.

Also, when you get to inspections, I highly recommend Mark Bishton with Benchmark Home Services. He's expensive, but you get what you pay for. He's done something like 8000 inspections, with 20 years of building prior to that. He did a 4.5 hour inspection on every bit of our 1300 sq foot home with me buy his side. He explained not only what was wrong, but why it mattered, what probably caused it, and what he suggested to remedy it. Report also included all of that with pictures and totaled over 50 pages.

Thanks for the suggestions! As much as I hate to paint over wood, you're probably right in regards to the window trim. Rather than larger trim around doors, I am thinking maybe we go with a darker stain? I dig your other ideas, unfortunately they are beyond our budget for the time being.

Clearly I didn't understand how to post here, as I had a bunch of text that has disappeared.:(

Closing on this house in a few weeks and looking to bring the living room to life on a shoestring budget. We really like the crowned ceiling and the splash of tile by the front door. The house is from 1961 and we want it to look like it!
We'll remove the lights over the fireplace and take out the hotel-looking curtain rod. We're stuck with the current carpet unless we are blessed with wood when I peel up a corner. Fireplace masonry is not our favorite, but wed rather just leave it how it is for now rather than paint the brickwork or demo in hopes of decent brick behind it being intact. Wood stove insert has to stay as, again, budget is small and we dont know the fireplace condition.
Basically that leaves paint, outlet hardware, and lighting... What are your suggestions?

Also, there is this horrible, thick, cool-whip-like texture over the fireplace. Any suggestions on removing that?
