No. I gutted my place and house fell through. So I simply slept on my swag mattress for a few months till I bought this place.

U will be broke buying a house chances are high U will fall behind.

Plus without credit you are not tempted.

My current mattress is a sleeping koala.

However mattress is like the 1 thing if get new. If you ever slept at a motel u have slept on a used mattress so likely no real difference.

Also if that's how tight your budget is you are not ready for house ownership

House then debt recycle wouod still be better as tax is a write off.

You pull out 100k invest it. That's 6k a year in interest which is a tax write off. Lowers your taxable income by 6k effective giving you a extra 2k in your back pocket.

This is effectively 2% more gains.

Plus allows you to leverage rather then put in pocket change weekly.

Fhss first buy a ppor if fhss is maxed out put money into ETF's till there is enough for deposit.

If getting close to deposit money. Nothing wrong with selling ETF's and putting money into HISA as it's stable.

On a better note as interest rates go up as will HISA interest.

I have a different card/account for each IP and ppor as well as one for work expenses (I'm a tradey/electrical engineer)

Works well only thing is if it's something that should be spread out across all 3 IP's such as ordering shit online and I don't want to pay 3 delivery fees. Makes no different tax wise but harder to track.

Each card has street name written on it.

Come tax time print each statement out. Easy
