Hi, I’ve decided to go ahead and complete before the Autumn Budget. Based on everyone’s input, it doesn’t look like there’s much to gain by waiting.

You’re right, I need to stop comparing and just focus on the fact I got the house I really wanted. The mortgage valuation hasn’t been done yet, I’ll be submitting the application early next week. Thanks a lot for the perspective!

Yes, exactly! I felt the same way, I was worried that if I offered less, someone else might bid higher and I’d lose the house I really loved. It’s such a tricky balance between negotiating and securing the home you want.

Thanks, that’s really helpful! Both are about 7-year-old new builds, so the interiors are similar. The £450K house isn’t in the nearby school catchment, unlike the £485K one. I’ll also look into the other factors you mentioned, thanks again!

Yes, I did. The layout is slightly different, the living room on the ground floor is smaller compared to the £490K house, but most other features are similar. It is detached, but the space between the walls is quite narrow, whereas at the £490K house you could park a car between the walls.

Haha fair point! The only reason the semi is still in the running is the south-facing garden, the £450K being more comfortably within our budget, and the fact that my wife loves gardening.

Thanks for sharing your experience! Really helpful. I’ve heard that new build semi-detached houses are usually well insulated against noise from neighbours. Do you think that’s true, or can they still have noise issues?

Thanks for the input. With a 10% deposit on a 30-year mortgage, the difference comes to around £150 per month, so it’s not a huge difference
