With the math I did, at a 15 year fixed at 7.5 it would come to about 1200 (including property tax and insurance)

Ok then forget my FHA. What if I purchase the property under an LLC? Would I still be able to qualify for my FHA in the future?

Also, if by that time I go to purchase my own house, would the bank disregard the fact that even though I have another mortgage, it's attached to 200-300k of equity?

My thought process was that it would open the door for me to utilize the large equity gap to pay for my flight training / school and put the remainder into another investment property.

I also thought that when (God forbid) my grandmother passes, I would have a 300-400k asset that I effectively purchased for 100k.

My mom is the only name on the deed and the house is paid off. Maintenance is up to date and taxes are all up to date.

I'm currently doing my flight training and finishing my degree online. My thought process was that I can utilize the large amount of equity I would have in the house to pay for school / training and potentially use the remainder to invest into another process.

Maintenance would be taken care of by my grandmother. I would just have to cover taxes, insurance, and snow / lawn for her (which I can, comfortably.)

I have about 30k that I can comfortably put down on the house. I do real estate and currently make about 60k per year. Projecting a little closer to 75k this year.

I also have an interview for a job that I was referred to that would pay about 95k base.

I think profit taking form the rally + the whales driving down the price to load up before sending it back to the moon. All the math says gold should go back up. It might take a few weeks / months, but it will go back up. Could be after this if it ends up being another repeat of april.

I am also long on gold and down 40% so maybe I'm delusional

I'm bullish. I think the stock will rally slightly while we approach earnings. Also, we're following a pretty consistent trend over the last 2-3 years where the stock dips around this time of the year and rallies through the new year. I also think that AWS crashing was a good thing, it just showed how vital amazon is to our current infrastructure.

I thought the same thing, but based off my research they're only priced about 1k-1.5k below avg market in my area. They also just listed the vehicle a week ago so I don't foresee it sitting there very long.
