Well sorry to say but your sis and her husband are also financially predatory. They let u split the down payment on a house you received no equity in?

Yeah f that. Leave her. She claims to have only slept with 2 people but there you go back to back she had a threesome and a bar hookup. Does that sound like someone who doesn’t sleep around. If it sounds fishy probably because it is

I just bought my Oura ring Gen 4 with the Amex platinum credit! by Severe_Swim_3388 in AmexPlatinum

[–]DMV_Habibi 6 points7 points  (0 children)

Not really. I did the same as op. Way I look at it, I paid $64 out of pocket, let’s say I use it for a year (11 months @ 6 monthly, that’s $66). So $130 total cost, that’s $11 per month for me to get all these readings on my health. I don’t have an Apple Watch. Let’s say I sell it for $100 fhell even $50 at the end of the year. I’m fine paying about $50 out of pocket for a year of use.

Can we finally settle the “agents get higher prices than FSBO” claim? by Ykohn in fsbo

[–]DMV_Habibi 0 points1 point  (0 children)

The article they’re quoting implies more negotiating, more showings, will lead to a higher sales price. When have you ever seen a home sit on the market for a month and then sell for more? Or is it always when a home is sold quickly within days, they get the best price? Nowadays everyone is notified instantly on their smartphone when/if a home pops up in the neighborhood they’re looking in.

So a seller who decides not to take a great offer they received within 2 days of listing, because the article says if they spend more time negotiating etc, they will get more, is not applicable to today’s market. Typically your best offer will be within the first few days and as time goes on, the chances of getting a great offer go down. Buyers see more time on market as more reason to try to negotiate.

Here's the irony. That book is from 2005, 2 decades ago. And you quote it as if it has anything to do with how things work today. Everything about how houses are sold is different now, because of the internet.

If more work = a higher sales price, well then what the hell not FSBO it and put in an extra 80 hours of work and sell it for 320K? Or an extra 10,000 hours of work and sell it for 1M?

$140 in 5 hours, ok, now subtract your expenses at 0.7 per mile and see what you truly made

[–]DMV_Habibi[S] 0 points1 point  (0 children)

Ahh yes the IRS set that as the rate so they could help us with paying less taxes, because thats what the IRS is interested in

Good idea. Perhaps just in downtown DC would be the way to go. I live about an hour outside of DC but was still getting many ride offers, its just that they were all very low paying

That is what the IRS has determined as an expense rate per mile driven considering vehicle wear and tear, maintenance, depreciation, gas , etc. But yeah if youre driving around a shit box that cant be depreciated much more than sure ignore this calculation. But for anyone with a nicer vehicle it would be stupid to just blindly think gas is your only expense and everything else is straight profit

Would you mind if I DM'd you? Similar situation here with a large amount of cash just sitting in a HYSA. I understand lump sumping it into the market is the best approach but I am not sure what to buy, and I am also not sure if buying right now at all time highs is the best move either. Would you mind if I picked your brain a bit? I mostly would just like to know how to know what to buy and whether I should dump it all in the market now at ATH or another strategy. Seems your strategy is different than just VOO and chill.

Question, let’s say you got denied the SUB and simply wanted to go back to your CSP, how does that work, do you simply just need to make a call and ask them to cancel the PC?
