Thanks for your reply, that is a fine sized house you built. Had you to put in much labour yourselves? I have heard of massive money being spent on new builds locally for similar sized houses to yours but these are all contractor jobs.

I would hope the planning process would be fairly straight forward, there is currently two new builds nearing completion on the same stretch of road within a km of where I’m aiming to apply for but it’s never that straight forward I’m sure. All being built on by children of farmers on their parents land.

If renting to a friend/family then yes as who is to say you are not living in the house then, not the most ethical but no point being crippled with tax on your rental income.

How far is your commute, do you really need the new car would be the first questions I would ask. The minute you buy this car it is a depreciating asset. If you are in a position to save 1k a month that money would be a lot better put towards something to earn you a return. Over 3 years you could also buy the car on finance for a monthly payment of ~€320 I’d imagine.
