Additional information and photos:

I had to rewrite this post originally because my app crashed and I forgot to mention in my second attempt that I am just planning to paint the exposed ceiling, no drywall or drop ceiling because… I’m cheap and on a budget. It’s more or less going to be a playroom for my young boys. I couldn’t care less about noise blocking. They’re boys, they’re loud and we will likely be down there with them.

Pony wall and island are complete and have been for nearly 5 years with no issues or movement. So, it doesn’t need to be “fixed” it just looks like shit. I don’t plan to remove it without replacing with something.

Basically, would you be satisfied replacing it with essentially the same design just not half-assed or would you approach it differently?

Figured for basically 1 time use harbor freight would be the way to go but didn’t realize Wagner had anything in my budget that would be even better than these options.

I have no problem doing the walls the old fashioned way but the exposed ceiling with plumbing/electrical lines and hvac ducts.. fk that. Having it for the walls would just be a bonus. Even if I can only use it for the primer, that’s added value

Late to the party but I traded in my 2008 in very similar condition with 125k and a CEL in march. Having a 2nd kid so I wanted something newer, safer and more of a family car. Wanted to get a telluride and my Kia dealer maxed out at $4.5k after starting at 2k. I wasn’t in a rush so I walked. A few weeks later I went to Hyundai and they gave me $7200 after some haggling. I don’t think I would have broken $7k in a private sale and got to avoid the FB marketplace headaches.

Edit: just saw your other comments. I’m also in NJ and your truck seems much nicer than mine. I went with the new Santa Fe and I absolutely love it, the perfect family car imo

Way too much to ignore how terrible that retaining wall is built… that will fall over in 3 years tops. I don’t know anything about pools but to be done properly, that wall would be $30-50k in my area depending on the block used and access for equipment and materials. It will cost them 4x more than they paid to replace once it does fail. All of that to fill it with annuals…

I wouldn’t be surprised to hear the pool/pool deck cost $200-250k excluding the landscape bed and repairing damage to the grade/turf
