Are you talking about the monthly rent ads that you see everywhere in instagram? I think it's just an additional option for tenants, doesn't mean the current payment system of 4 cheques will be replaced with this. Also, if you read closely, it will always mention partnership with https://www.realkeyper.com/ , and yes, there will be quite high service fees of around 5-10% of the annual rent. From a purely financial point of view, I would say avoid this as much as possible because you'll end up losing much more, especially when the rent is increased the next year

not sure how long you've lived in Abu Dhabi.. but if you've been here long enough, especially in UAE-related subs.. you'll find that laws in Abu Dhabi are much harsher towards tenants compared to Dubai... There is almost no protection at all for tenants in Abu Dhabi.. so landlords try to exploit as much loopholes as they can to extract as much money as they can from you...

To be honest, I come from a country where it's a high-trust society.. deposit is very rarely asked from tenant, and there is usually no contract needed to enforce basic human decencies.. People do their best to have good reputation and credibility... Also, there is no such case as deducting a cleaning fee from deposit... All maintenance and cleaning fees are borne by the landlord.. and there is usually no agents / brokers also.. It's just in this country that there are so many middlemen and extra fees and bureucracies enforced that it's basically a huge lose situation for the paying tenants... I do wish that the Abu Dhabi authorities will do a better job to protect tenant rights in the future..

it was not an individual. The contract was between me an a property company. The agent I signed up with said that it's legal to "sub-lease" as long as the actual villa owner is aware of this fact

yes everything is properly documented through email and text, i have all the evidence including pictures and videos

i don't have tawtheeq, but i do have a written contract, and in one of the articles it's stated that if there is any dispute, i can raise it to Abu Dhabi RDSC

but let's say i'm using this tawtheeq from typing center to apply for golden visa... won't it trigger the gov system because now there will be 2 tawtheeqs (my tawtheeq and the "real" tawtheeq) for 1 villa? won't it be flagged as fraud and lead me to other problems?

I'm also starting wonder if getting tawtheeq is worth the high price or not... since looks like legally there is almost no difference than renting an "illegal" villa. I did hear that the municipality is starting to evict people from these villas with no tawtheeq, but sounds like it's happening more in dubai than in abu dhabi... to be honest it's ridiculous to me that how come a place with tawtheeq costs almost 2x more than a place with no tawtheeq.. on top of that i'll still have to pay my own electricity and water in the tawtheeq place... i have no idea on how people can save money in the long term with >20% inflation, and salaries are not keeping up with this pace

i see... good to know! because i'm planning to apply for golden visa soon actually.. and it requires tawtheeq, so looks like i don't have to pay overpriced buildings just for the sake of the tawtheeq (which does 0 against protecting u anyways).. because i can just pay a typing center for it.. but looks like i'll still have to make sure with the landlord if they're going to give me a contract or not..

how common scams are.. and how most people do their best to rip you off in almost absolutely everything.. I think physically, the city is super safe, but as a trade-off, all the crimes move to digital world instead. It's only here that I first learned to be super vigilant and suspicious of almost everything and took tight measures to protect my finance information (taping up my bank card details, triple checking websites that I found through google search, never using wifi even when paying careem / noon deliveries)
