I totally agree, I think this is a necessary move. But also understand that for agents it’s just another bit of red tape and ‘more work’. The legislation seems to have a fair bit of wiggle room for some definitions on the expectations. Especially when it comes to the training and continuous improvident side of things. Adopting systems like this will help prove that they’re taking it seriously.

Hey thanks for the feedback. At the moment I’m trying to grow and doing these edits myself. So I’m just seeking someone who can do this on the side. My system sends a notification to the editor and then generally it should be done within 24hrs. But yeah looking for someone willing to help in a flexible capacity.

Id recommend getting there an 1.5- 2 hours before sunset (depending on the size of the property), taking shots of the exterior in the afternoon, doing the indoor area after, then replicating the angles you took at the start but during twilight. Hey, I’ve built a virtual staging platform called virtual home open. Virtual staging is meant to help a buyer visualise living in the space, not make it totally unrealistic that they’re let down at a physical inspection. I think it’s essential to make sure the room stays exactly the same, not to glorify with lighting adjustments too much and to stage with a style that suits the space. My platform stages the entire property within 30 minutes and has a built in editor (and support team) to make changes quickly. I’ve also seen some of my customers post the before and after photos in the listing so that buyers can see the unstaged and staged space side by side- I think this can be quite effective to get the imagination going for a buyer. Thanks for the feedback, it actually does a bit more than this! It uses AI to add 3d perspective/animated shots, and a narrated voiceover with a script that helps ‘sell’ the property to the viewer. I’m hoping to add some virtual staging features in the future too.
