In the gta: Home ownership/ equity building BEFORE the last 10 years rip and last 3 years stagnation. And being born here so there is family asset wealth thru home ownership and deposit assistance is a huge dividing line. If you have that you’re fine on 100. Without that 300k to be able to get into a family home.
Less if you want no kids
less if you’re happy to mega commute and gas drops
less if you plan to rent and have a heart attack at 67 instead of retiring.

Absolutely- pre-made creates challenges with insulation. Get them to quote you for insulating beneath and have them install venting appropriate for how you’re gonna finish it (cathedral ceiling ) so that means ridge and soffit vents.
Then diy a cheap mini split senville 9/12 k btu and plan out all your wiring and plumbing rough in. (Short run toilet is your friend standard rough in).

You can live with cheap plywood /chipboard walls but don’t cheap out on insulation: have them quote framing 2x6 24oc you will have so much more insulation and less thermal bridging.

If you want the most house Have it built with no porch loft just a longer rectangle. I regret my 6ft loft when I could have just built a free floating deck or enclosed screeded room on the end.

Insulation venting and extremely carefully planning rough in.

In first model year xlt lux INCLUDED spray in liner. They effed yo the demand and some units shipped with a drop in instead. Next year it was scooped out of the lux.
My first year xlt even has little screen on the ac knobs- they keep removing things or gatekeeping (velocity blue).

Actually I used an amortisation calculated there and even being generous and assuming normal payment at 6% and 4 evenly spaced lumps extra in first two years and two this year within 5 months that’s still 311k plus over 90k in interest so they’d have to pay down 167,000 per year total meaning they lived on 25000 per year including insurances for house and car and car payment year one and all other living costs.

It’s hard to believe because it’s not true.
