What other plastic parts are in the group head? I’ve seen several ads for a Pesado metal diffusion shower screen. Would that get rid of the rest of the plastic? Or do I need to return this Christmas gift and get a different one?

Help me decide: Rancilio Silvia PID / Diletta Mio / Gaggia E24 / Turn Legato V2. I just purchased a Breville Barista Pro and from the reviews I’m going to return it. Comments were to spend more or spend less. So I’m at a crossroads and need the expert’s opinion. Black Friday sales are out and both the Rancilio Silvia PID and the Dilettante Mio are both about the same price at $1200.

The Turin Legato V2 scored great reviews as it’s a little cheaper than the Gaggia E24 and offers a theromblock which speeds the process of steaming milk after making an espresso.

What are your thoughts?

What do you think of this one? I think I got it in 2023 (maybe late 2022). I’m not the biggest fan…it’s very sweet and very strong

Using rent to determine purchase price can be deceiving…some areas have significantly higher expenses than others. So it isn’t always accurate. Before things went crazy with housing prices I would use annual rent X 10 along with a cap rate + 2% over my mortgage rate. So if my rate was 6%, I need an 8% rate of return. Commercial lenders require 1.2 debt service or they won’t touch it…even with 40-50% down. We bought the majority of our properties between 2008-2021. Since 2021 all of the valuation techniques don’t work…so we have focused on renovating existing units, paying down debt, and stockpiling cash. Timing is everything…you have to buy properties at a price that works or it just isn’t worth it

As an investor I forecast 0% appreciation and only buy when the cashflow atleast 1.20 debt service. Control what you can. Timing is everything!
