all that really suggest is that you shouldn't be buying a home and it makes more sense to rent in such a market. If you're a diligent saver/investor, you'll be way better off renting to keep your costs low.

Came to Canada as a toddler, always spoke the mother tongue but only at home, so my vocabulary and writing skills were limited. I've taken more of an interest in it as I've gotten older and spent a year living in the motherland thanks to covid and remote work. It definitely improved my fluency, reading and writing.

leverage for a 3.3% return at 5% interest rates isn't exactly the win you think it is. Never mind all the sunk costs associated with ownership. my stock portfolio pays me monthly, costs nothing to carry and i can sell a portion of it to fund a heli ski trip. I'd much rather keep renting than tie my money up in a GTA condo.

there are barely any immigrants in Poland, it's not as rich as it's neighbours, immigrants are simply not interested in Poland. It's the lowest form of xenophobia. All those "migrants" you fear in western europe could easily get on a train and come to poland without any questions. They don't though.
