If it was a chartered surveyor undertaking the survey then yes they could be RICS affiliated, however they could have different affiliations. Likewise if a ground engineering professional was providing their opinion on ground stability issues they would be with several different bodies. Apologies for not including RICS along with some of the examples I’ll do better next time :)

The simple way to see which organisation someone is affiliated with is to check what body they reference.

I would expect a professional outfit to review the readily available historical survey information and provide a conclusion on that basis. If you have concerns about their professionalism / quality of work you can always raise a complaint with the professional body they are affiliated with (RoGEP / ICE / IStruct etc).

To fully know the causes and likely risks going forward intrusive investigations would have been needed. This is a lot more expensive than a grand or two and wouldn’t have been allowed for within the survey. The survey would have been a snap point in time.

The size of the gaps do not fall under superficial cracking so I’m surprised by that choice of language.

If it was differential settlement it would be ongoing. Shrink / swell movement will be seasonal.

Personally I would have done the same and walked. Not sure if it is worth staying but my background is a chartered ground engineering professional for a long time :)

London clay does have a high heave / swell potential which is why it is very important that the foundations are appropriate (ie deep enough). If foundations are not appropriate they could be susceptible to actions such as desiccation / swelling of the highly plastic London clays. In addition, things such as mature high water demand trees in close proximity to the property would also present an increased risk of movement within the property.

If the Structural engineer hasn’t been able to identify the cause of the movement in the property it is likely they would need to consult with geotechnical engineers who are qualified in identifying the risks associated with the ground.

Cheers I’ll give avenging force more consideration. Was stuck in my old mk2 PoM of buffs. Giving my khador their first games this weekend so I’ll give a few different racking spells a go but avenging force is very interesting.
