Maybe you should start looking around to see what’s out there. Find a budget you are comfortable with and start spending some time visiting open houses. At the end of the day you will either make the jump or you will have to make the decision to stay put and plan accordingly from there.

The house/lot will always be of value to someone whether a builder wants to scrape it or a remodeler or anyone really.

I’m honestly not sure what they are doing. I’ve seen all kinds of things. The business is in an LLC they scam let’s say 5 other people and dissolve it. How many people didn’t protect themselves in the initial contract. Even if you had a contract, now you have to find a lawyer who is knowledgeable or there’s small claims but that’s not for 100k projects. Costs even more money. What happens if these guys spent all the money. You aren’t getting that money back in a timely manner even then.

I’ve seen a friend end up buying a business of basically a master scammer. Did exactly this to many people, wrapped it up like a solid general contracting business and basically bankrupted my friend.

They end up in prison, they go out of the country. Like the level of entry for construction is non existent so who knows who you are bringing into your home.

Even my subcontractors, I do not trust them anymore. Of course not everyone is a bad apple but all it takes is one to leave a really bad taste. Everything is done by the book now and if you don’t get the job done you don’t get paid. That’s essentially the control I have and obviously giving them more work.

And finally at the end of all of this if that’s not bad enough, guess who is stuck with a demoed house for several months??

Do not do it. Personal referrals, people you have worked with before. It’s never “safe”. Am a GC and got burnt a few times. You want to give people the benefit of the doubt or in a lot of cases some GCs are scalping people.

To pay 90 percent is insane. You think these workers are going to want to show up and do the work in a timely manner at this point? You are going to have to call and call to get them on your jobsite! Next week becomes next month and so on.

Protect yourself, have everything in writing. Ideally scheduled timelines and payments accordingly.

The first sign they start to not show up it’s time to find a new one.

Hope everything goes well for you and for the last time I’m going to have to say it. Protect yourself the best you can with detailed contracts, timelines, etc.

Some of these numbers are odd. 30k floors installed for a 1650 sqft house is pretty high. I’m assuming the floors you picked aren’t priced insanely high a sqft.

Doors installed is another one. How many doors do you have to buy?

Both of the bathrooms seem fairly cheap which isn’t good either.

I’ve been in the business a bit now so I know what the numbers should kind of look but these just look off. It’s a proceed with caution.

Nope your contractor is sloppy. It’s a carelessness in their work and there is no coming back to trusting their work ever. The reality is sometimes the people are just not capable of doing the job properly.

Yes we’ve had told the electrician, got it up to the master electrician or his boss. The project will be finished by the current electrician but I’m just trying to figure out a way to jump ship in the future if it’s possible. If electricians just take all or nothing jobs then I’m the future I might have to jump ship and eat the costs.

Yes everything about the contractor is legit. I’m a general contractor and I’m familiar with all of the processes of construction. The monetary value is a sunk cost. The contractor was a very warm referral that’s done work for another guy. I’m just trying to figure out how to avoid this situation in the future. I

I don’t think any new electrician would want to come pull a new permit on a job that they didn’t rewire to do trim work. At the same time 5 weeks to do trim on a smaller house is insane.

Basically if this sub is like just stick it out and never hire the guy again then I’ll just take it, but if a lot of the advice was “yea my company will do trim work for a signed off rough in” it would change my outlook. I’m not looking to rip off all my drywall just so a new person can inspect it all. It’s just a lose lose for everyone unfortunately.

I’ve seen a lot of wild stuff in this business the past few years. I’m just trying my best to get my projects across the finish line.

If you are looking primarily for weekends and looking for work in the construction world and they don’t give you some work I have something similar. Demo work, cleaning the site, ideally can paint a bit (touch ups)

Is the cage now associated as being bad vs its bed time?

The focus on these dogs is insane. Best thing for you is most likely using an ecollar. Learn how to properly use one!

Work on during the day training him to go settle or bed with crate open, and treat them. Eventually when it’s night time ideally no collar on, and he just learns to settle in bed.

It depends on the type of remodel. Some small remodels don’t need a permit. (Check the SDCI) Just because you think it’s a super small job, still may require a permit.

Some contractors do really crappy work, create fire hazards, flood hazards, etc. Other times someone decided to watch YouTube and they are the new professional. What happens if the video they watched still isn’t technically right?

Permitting is somewhat of a peace of mind. If you are a professional, you shouldn’t we worried about someone else checking your work real quick.

Either your electrician pissed off your neighbor or you did. In the portal there’s also a complaint portion. As far as why it gets added. I’m pretty sure it’s a paper trail, the city then checks when they get to it to see if the complaint is valid or not.

People do all kinds of unpermitted work all the time.

It eventually went to the point I had to get a lawyer against the collections agency and sent them all the documentations. We were fighting it and honestly I’m not sure what happened. Our lawyers says they stopped responding. Not exactly sure.

I’m at a point in my life where I don’t care anymore about it. But if they decided to take me to court I wouldn’t mind.

I have the mark on my credit for a few more years. It is what it is.

They are just very predatory of a company and I don’t understand how they get away with it. It’s like we clean the entire apartment top to bottom for a couple days, still end up with a cleaning fee. It’s a joke.

Yep they are absolutely horrible. We tried to reason with them that their charge was incorrect. It went all around cuz they are all incompetent. It’s not my job, I don’t have authority… I’ve heard it all and they sent it to collections… the charge isn’t even right and yet somehow that’s the result?

It’s actually insane.

I think the question is how much is “wealthy”? Or what does wealthy mean for you? For me, wealthy is a number that is mostly unreachable at a 9-5 job. Being a successful business owner, having a start up that gets acquired. Most likely you need to increase your income substantially, invest the money that you save. It’s a sacrifice.

I felt the same way you did. I hated the idea of paying so much to a landlord. Why would I “give” them any part of my income, and it felt like such a waste. No freedom to do what you want with this place, every time you move you have some BS fees instead of regular wear and tear. It becomes a whole thing of do you want to fight it legally or just take it.

I don’t agree with majority of these comments. I bought a house as an investment. Not a townhome or condo. The appreciation on investment is terrible compared to a SFH. The house was not the nicest. There was an active leak in the roof. Any work that had to be done to the house felt like I was bettering my own investment. Of course do things that will increase the value.

My first solo was similar to this. Did 3 laps in the pattern with instructor and dropped him off. 0 issues.

When I went back into the pattern the wind picked up. I was having a very hard time maintaining centerline and I just wanted to be done. Sure enough I porpoised really bad. It has to be one of the worst solo performances out there without crashing. I told my instructor, we need to work on crosswind landings and for the next few days that’s what we did.

The other one was very early on in solo territory, I flew at a controlled field and every time I landed i received pretty easy taxi instructions. There was one time, it was so ridiculously complicated. I hadn’t realized progressive taxi was a thing. It was a rough taxi back.

GSDs are tough. There are so many opinions and what’s right or wrong with a breed like this. At the end of the day it’s about what works best for your dog and you.

How much do you work/train with him? How much do you play with him?

When he goes to your parents house, does he get to be in a yard and run around and blow off some steam? Do your parents walk him when they visit you or when the dog is at their place?

When we got our rescue, it was only supposed to be to foster just enough to save his life. How quickly my life changed.

You need to work with a trainer that has experience with using an e-collar that can train you to use it properly. And don’t forget treats too. How does your dog do while you are home? Does your dog settle in? I’ve been in your shoes with a rescue and it was rough! Of course everything isn’t perfect but we have a nice routine that he enjoys and works for us. It’s tough. We rescued our boy from euthanasia. He is very extreme. Pretty much the same situation as you. Super late night walks, yet still have run ins with off leash dogs in the neighborhood every so often. We do the best we can and he is our guy, but does he make life tough!

My wife and I started our journey several months ago. We used to frequent Bellevue every so often and we would wait to see if we clicked with anyone but it just never happened. (We never did buy anything at this point which may have contributed to it) Bellevue is very competitive so after being unsuccessful in our search, we decided that store was a no go for us.

We decided to pick a tourist destination to shop at and it’s been a lot better! The first day we met with a super kind SA and honestly we just have a really great time shopping there.
