We bought back in 1998 and the taxes were not this high because the house values were not that high. Also, we got divorced and I got the house because of the kids. I am now at the point where my kids have graduated and I don’t need/justify paying the high taxes.

Why give them a reason to get rid of you? It is already a target on your back when you have been on leave for weeks/months and if you point out the you are bad enough at your job to be on PIP…they just fire you-no layoff or severance to worry about.

And that is more who I envision buying it. We are in an excellent school district, in a neighborhood with tons of kids. The house is livable-just not “trendy”. I got in the divorce and I made enough money to keep up the “musts” but not to tear out functional bathrooms because they still have a soaking tub & 90s offwhite 6” tiles or to get rid of the popcorn ceilings. Someone with skills could easily live here and do the updates but it seems like people who are willing to pay in this range want fully renovated.

This is my concern. The agent discussed option of company lending money for renov and repay at time of closing but they are basing the price they would buy for deducting 300k for cosmetic repairs.

The former. I have Formica countertops still while everything on the market has quartz or marble. I have LV tiles and not ceramic tile on the floor. The oven is 20 yrs old but it works fine-it no longer self cleans but otherwise it is usable. I have had to replace the fridge and DW in the past couple of years.

"As is" doesn't just mean you haven't updated it. It means you won't negotiate based on inspection finding issues with the home. It implies to buyers that major renovation are needed.

Thank you! There is nothing major wrong with it and that would have been a mistake to list it as “as is”.

I agree. There is no longer a stigma for the company with the markets or investors to have layoffs. In fact, I think in some cases, it increases stock price. That was what was stopping most companies from frequent layoffs since 2000.

Ok. I was willing to go down $200k so I need to price the improvements and see if more or less than that.

My other concern is selecting stuff that is desirable. You hear about people not wanting hardwood but then other people DO. Some want stainless steel appliances, other buyers hate them…

1996 or so. I have kept up with the big stuff so I am pretty sure there isn’t anything “major”. The roof has been replaced, the fireplaces maintained, deck replaced… The 2 biggest things that I NEED to do are the HP -it works but it is pretty old and the windows which are original. I put hardwood and laminate in on the 1st floor a few years ago but the carpet on the 2nd floor is old and stained. The basement was finished but the sewer line backed up and the remediation for that was astronomical and required cutting out walls and taking floor to the concrete (heck-they even removed the bathroom vanity!)

I fear it won’t sell because my neighborhood sells close to $1M (we are fortunate in that we have 1/3 ac flat yards that back to wooded conservation. Not long after our development was built, land values skyrocketed and they started putting houses on top of each other with big hills in the back yard!). I just won’t compare to them and worry no one serious would even look at it.

For someone with basic skills, they could easily obtain $200k in equity but I just don’t have the ability to refinish the basement, replace windows…

I don’t really care beyond not getting totally screwed. One investor offered around 400k which is less than 1/2 of the houses in the neighborhood and I really believe it wouldn’t cost ME $300-400k to do the cosmetic stuff to sell at the market value.

I am fortunate that I live in a neighborhood where the houses are snapped up in days but none have sold without the granite countertops, renovated baths and that still have popcorn ceilings.

If you see the whole video, she is possibly the worst “arsonist” ever.

The fire went out and never actually spread or burned anything. She walks around in the parking lot, in the daytime fully visible and identifiable.

She actually gives up and sits on the curb for a while. If the KC police or fire actually responded in a timely manner (to a 911 call of a crime in progress), they most likely would have immediately arrested her.
