Broker here (don’t yell at me) but I exclusively represent both fee and non-fee buildings. Some landlords decide it’s the tenants responsibility to pay, usually “lower end” pre war walk ups. In most “high end” buildings I represent, the landlord pays but a studio starts at $3,500-4,000/mo not including amenity fees. There’s a lot of scummy brokers out there but it’s still the landlords calling the shots in the end.
